We have worked in partnership with South Oxfordshire District Council (SODC) to deliver a predominantly affordable homes development in a greenbelt site off London Road, Wheatley.

The development is a rare example of a rural exception site that has been brought forward with the support of local residents and the parish council.

The site was identified by SODC and Wheatley Parish Council as a suitable location to meet the local need for affordable housing following a period of public consultation which asked local people to comment on preferred locations for affordable homes in the village. Subsequently, SODC approached Taylor Wimpey to facilitate the development.

Extensive community engagement helped us to successfully promote our development proposals and achieve planning consent. We hosted a public consultation event in Wheatley in March 2015 to give local people a chance to comment on our plans. We also distributed newsletters and created a website to encourage the community to find out more and have their say.

Listening to local people and understanding their requirements guided several key decisions for the development. For example, as a result of the comments received during the pre-application public consultation, the number of open market homes was increased from 12 to 13 to accommodate two two-bedroom properties in place of one four-bedroom house. The layout was also amended to provide better integration between affordable and open market housing.

The new development will see the construction of 51 much-needed new homes, comprising 38 (75%) affordable homes for local people in housing need and 13 properties available for sale on the private market to generate the funding for the affordable element of the scheme.

The affordable homes within the development will be administered by a council-approved housing association, for allocation to local people in housing need.

The new development will also bring forward a whole host of community benefits, including Section 106 contributions totalling approximately £237,000 made to the local community, including an artificial cricket wicket, a cricket pavilion, a cricket pitch, a football pitch and rugby facilities within Wheatley itself, as well as contributions to public transport and libraries.

We will also be providing a sum of money to the council to improve biodiversity off-site within the local area to offset the impact of the development.

We submitted our application for the site in June 2015 and a resolution to grant planning permission for the development, which was supported by both local residents and Wheatley Parish Council, was unanimously approved by members of the planning committee at SODC in November 2015. Planning permission was formally granted in March 2016.
