We bought this brownfield site in September 2010 with outline planning consent for up to 144 homes already in place. We held a public consultation event and meetings with the local planning authority and its housing strategy team so that local people could have their say about our proposals for the development of the site.
Contributing to sustainability
As well as providing much needed affordable housing, we have contributed nearly £500,000 to the local authority as part of our Section-106 planning obligations. This money will be used to improve local education facilities and public transport services. Through the development of this brownfield site Coventry City Council also benefited from funding awarded by the Government through its New Homes Bonus Scheme.
As a result of feedback from this community engagement, we changed our design proposals to reduce the number of homes, replace some houses with bungalows, and provide more open space around the homes. These changes mean that the development is more in-keeping with the surrounding area and provides much-needed homes that are suitable for disabled and elderly people.
In September 2010 we submitted a reserved matters planning application (to finalise details not included within the outline planning consent) and in December that year the planning committee members unanimously granted consent. The approved development included 36 homes for social rent and discounted market sale. This mixture of tenures was agreed with Coventry City Council’s housing strategy team to make sure that the needs of local people would be met, including homes for the elderly and families.
The affordable homes have been built to Code for Sustainable Homes level 3 and the private sale homes were designed to achieve a 10% reduction in carbon emissions compared to homes built to normal building regulation standards. We used a ‘fabric first’ approach to achieve this, such as increased wall and roof insulation. These improved design standards were agreed with Coventry City Council during the planning stage of the development.
