Radius is a mixed-use development of new homes, public space and commercial units which is regenerating a prime brownfield site in Wandsworth, south London. Our development has been designed through collaborative working with Wandsworth Council and local interest groups to create one of the first schemes in the borough to meet London Housing Design Guide minimum space standards.
Taking shape on a former industrial site bordering the River Thames off Osiers Road, Wandsworth, Radius is bringing redundant brownfield land back into use as a high-quality mixed use development.
This prestigious urban regeneration scheme has seen us work closely with the former owners of the site, the local authority and local interest groups to ensure that our development fulfils the requirements of the community.
Initially we worked with Wandsworth Council to establish the key design principles for the site. We then consulted with the local community and interest groups to refine our proposals.
Partnership working and consultation has enabled us to design a development which complements the surrounding area. As well as providing new homes and commercial units, our scheme is designed around the provision of public space which opens up pedestrian access from Osiers Road to the Thames.
Design and sustainability
Radius provides a mix of one, two and three-bedroom homes in seven storey apartment buildings, offering a range of options for private purchasers in a range of circumstances.
The development also caters to the needs of local people in housing need, with 25% of the homes provided as affordable housing.
Radius is one of the first developments in Wandsworth to incorporate London Housing Design Guide minimum space standards and the new homes are carefully designed with the wellbeing of residents in mind.
The vast majority of apartments feature their own private outdoor amenity space – either a balcony or a terrace – while the number of homes which face north has been kept to a minimum, with the small number of northern-facing plots featuring larger windows, to make the best possible use of natural light.
The development has been designed to achieve a Code for Sustainable Homes Level 3 rating, with energy-efficiency standards significantly above those required by current Building Regulations.
This is achieved through a range of measures including high-efficiency insulation, improved air-tightness and lower CO2 emissions, as well as A+ and A rated appliances, low consumption water appliances and low energy light fittings.
Alongside new homes, Radius includes a total of 23,000 sq ft of commercial floorspace to create opportunities for shops and businesses while providing an active frontage for the development at ground-floor level.
