Overview

The site is the final parcel of land to be released from the wider St Crispin’s Hospital development site. Outline planning permission was granted in November 2002 for the redevelopment of the former St Crispin’s Hospital site for a mix of uses including residential, employment and community.

The site forms part of the Northampton Norwood Farm/Upton Lodge Sustainable Urban Extension which is allocated for a mixed-use development comprising 3,500 dwellings in the West Northamptonshire Joint Core Strategy. This establishes the principle of housing development in this location.

As the principle of development is established by the Joint Core Strategy, we are preparing to submit a full planning application for our proposed development.  This means that detailed matters such as property design, layout and landscaping will be submitted as part of the application.

Under our proposals, a proportion of the new homes will be provided as affordable housing, for local people in housing need.

Community

We believe our proposals will carry wider benefits to the local community beyond the provision of new open market and affordable homes.  We are proposing to transfer some of the site to the adjoining Northamptonshire Country Centre to provide recreational benefits for its users. 

Furthermore, where it can be demonstrated that existing infrastructure cannot accommodate the proposals, we will make financial contributions to offset the impact of the development. These financial contributions will be negotiated with the council during the course of the application and should be reported when the application is presented to the council’s planning committee.
