Taylor Wimpey submitted a planning application for a new residential development of 78 homes on land to the east of Ipswich Road, Holbrook, Suffolk. Babergh District Council approved the planning application on the 28th July 2015.

    South of Ipswich in the rolling farmland of the Shotley peninsula is the village of Holbrook, a large with local amenities for daily needs and easy road routes throughout the area.     Road travel is that much easier with country lanes and the A137 taking you to Ipswich or down through Manningtree and Dedham Vale to Colchester , while the A14 and A12 are in reach to take you to London or out to East Anglia and the Midlands.

     

    Rail journeys from Ipswich station take you to London in 75 minutes or Norwich in 42 and Cambridge in 79 minutes respectively, while the nearest airports are Stanstead 60 miles away and Norwich 54.

    As well as providing much-needed high-quality homes for the local area, our proposed development will contribute towards a range of services and infrastructure provisions through a Section 106 agreement. Different areas of Suffolk have different priorities and therefore it is important to appreciate where particular needs and pressures arise in Holbrook relating to measures such as:

    • Affordable housing
    • Community uses
    • Early years and childcare provision
    • Education provision (primary, secondary, sixth form)
    • Fire and rescue services
    • Health facilities
    • Highways infrastructure and rights of way
    • Provision and maintenance of public open spaces and sustainable drainage

    Such contributions must be necessary to make the development acceptable in planning terms and directly related to the development, as well as fairly and reasonably related in scale to the development.

    The feedback received during the November 2013 public consultation has helped us to understand the areas which may need to be improved in order to ensure that our proposed development can successfully integrate with the local community. This has helped inform our discussions with local authorities and contributions will be determined by the council as a condition of planning approval.

    Economic benefits

     

    The New Homes Bonus is a grant paid by central government to local councils for increasing the number of homes and their use. Based on 78 homes, funds in the region of £700,000 will be generated for Babergh District Council. The development would also generate an estimated £800,000 per year in additional retail expenditure (based on England average expenditure per capita).
