About the development
The Masterplan
We have also made provision for open space and community facilities for the benefit of both residents and the wider community by creating social and active activities to merge and the community to socialise. The local community will also benefit from additional communal space which will include land for community growing, large areas of green open space, the integration and enhancement of Little Wood into the overall masterplan, and new footpaths, cycleways and bridleway will connect the development to the local area.

Homes proposed
These new house styles feature modern, open-plan layouts, flooded with natural light designed to elevate your lifestyle. After years of perfecting our classic designs, we’ve listened to our customers feedback and created homes that offer a more spacious and versatile living experience.
Designed to enhance your lifestyle, our proposed development will offer 2, 3, and 4 bedroom homes in detached, semi-detached, and terraced styles. They're all two-storey homes with driveways and gardens to enhance character within the development.

Economic benefits
The masterplan prioritises green, active travel by incorporating new cycleways and pedestrian footpaths, alongside realigning sections of the existing bridleway and core path to connect seamlessly with local communities.
Little Wood will be protected and enhanced as a central green corridor, with new paths along its edges linking to the existing informal network.
Key transport infrastructure improvements include the construction of two new roundabouts at the A6094/Rosewell Road and B6392/Burnbrae Terrace, and the facilitation of a bus route through the development.
We have actively engaged with the local community through workshops and a Community Liaison Forum, providing a platform for discussion with local groups, elected members, and stakeholders. The valuable feedback gathered during these consultations significantly informed the development of our masterplan prior to our planning application. Our public consultation event further allowed us to share evolving proposals and listen to the views of the wider community.

We are pleased to confirm that we are making good progress with our plan to provide new homes at Bannock Wood. We have made a detailed planning application to Midlothian Council to provide a new roundabout at the A6094 Rosewell Road, which will form part of the wider master plan vision for the development. The roundabout will provide access into Bannock Wood and will enable a programme of ground remediation to begin. We will keep the local community informed of our progress and our next steps.

Community Community
We believe it’s our responsibility to support our communities, so that people are proud to call them home. That’s why we regularly donate time and money to local causes, and are passionate about investing in the areas we build.
We’re committed to building greener, healthier homes for us all. From energy efficient fixtures and fittings, to cutting our carbon emissions, and enhancing existing green spaces, we build sustainability into everything we do.
Our new Environment Strategy sets out how we intend to help protect our environment for future generations by partnering with suppliers to reduce the impact of the homes and developments we build. We will make it easier for our customers to live a sustainable lifestyle. Our strategy focuses on the key environmental impacts for our business: climate change, nature, resources and waste.
We donated funds to Burnbrae Primary in Bonnyrigg to help it establish and run a new Forest School project as part of its outdoor learning strategy. Located within nearby Little Wood, just a short walk from Burnbrae Primary, the money will provide a boost to the school’s provision of a safe and natural outdoor learning programme, as well as some educational materials for the children to get the most from this unique learning experience.
