Learn how we intend to bring forward proposals for a residential development off Wilsons Lane, in Coventry.
We are responsible for building the 73 new residential dwellings on land off Wilsons Lane in Coventry, following the approval of outline planning permission in March 2023.
We are currently in the process of preparing a reserved matters application, which will focus on the delivery of 1-5 bedroom homes, 25% of which will be affordable. In line with planning regulations, our reserved matters planning application will only deal with the finer details of the development, covering the site's appearance, landscaping and layout.
Once complete, the development will provide usable green open space, a Local Area of Play and a new cycle path that will connect the site to the existing cycle path network.
Through the delivery of new homes on this development, we will contribute over £1m to support public healthcare services, off site open space and sports and recreation facilities, as well as cycleways, public transport, education services and Highway Authority motorway improvement projects.
Those living in the new community will benefit from green open space, a Local Area of Play for young children and easy access to the local road networks.
Even though the principles of development have already been established at the outline planning stage, it is important to us that we listen and hear your views on what this site looks like.

Our proposals for Wilsons Lane
Homes proposed
To provide a true range of homes which cater for the needs of the local area and prospective customers, we will deliver 55 private homes for sale, offering one to five bedrooms.
On behalf of an affordable housing provider, we will also deliver 18 affordable houses that will offer one to four bedrooms.
Every plot on this site will be energy efficient, benefitting from PV solar panels and electrical car charging points.
We want to create a thriving new community in Coventry which people will be proud to call home.
Our proposals currently include:
- 73 high-quality, energy efficient new homes
- 25% affordable homes (18 homes in total)
- A mix of one, two, three, four and five-bedroom properties
- Electric car charging plug-in points on each property
- PV solar panels to every plot
- Usable green open space
- A Local Area of Play for young children
- Attractive landscaping around the development, including new paths
- A new cycle path that connects into Sowe Meadows
Street scenes
The majority of the homes we are proposing to deliver will be 2 and 2.5 storey homes. We intend to use a mixture of materials, including red brick and some render, to ensure variation.
Streets and spaces will be thoughtfully connected and homes will have distinctive frontages. Private spaces will be enclosed and outward facing buildings will help to define routes across the development.

Economic benefits
New developments bring economic benefits to the local area by securing financial contributions as part of the S106 Agreement.
Taylor Wimpey will contribute over £1m to support public healthcare services, off site open space and sports and recreation facilities, as well as cycleways, public transport, education services and Highway Authority motorway improvement projects.
Those progressing the commercial development will also financially contribute to the locality, through S106 obligations.
Match day parking
We understand there have been issues with match day parking in this area. Through the S106 agreement, we have committed to make a financial contribution to Coventry City Council, which will support enforcement of the Traffic Regulation Order that deters visitors from parking on the development on match days.
We are working with Coventry City Council and Warwickshire County Council to ensure that the roads in our development will be adopted and appropriately monitored during events at the nearby CBS Arena.
Open space
In line with the outline planning parameter plans, there will be an area of public open space to the southwest corner of the proposed development where a Local Area of Play will be created for children aged 6 and below to enjoy. A new cycle path will also connect into the existing cycle path through Sowe Meadows. Usable green space will continue along the western and northern boundaries of this site, providing connection to the public right of way to the north.
As part of the transition from Old Farm Lane into our development, we are proposing to keep an area of green space at the front of the development.

Previous planning applications
As part of the land sale, the land ownership was split so that the commercial site, which is located to the north and accessed off Wilsons Lane, was bought by Panattoni and the residential site to the south, which is accessed via Old Farm Lane, was bought by Taylor Wimpey. There will be no vehicular connection between the commercial site and the residential development. The two sites will be connected via a pedestrian link only.
The majority of the development sits within the boundary of Nuneaton & Bedworth Borough Council and our reserved matters application will be directly submitted to this authority to address matters relating to landscaping, layout and appearance.
Whilst access into this development was approved at the outline planning stage, we will also submit a duplicate reserved matters application to Coventry City Council to ensure it has the opportunity to comment on the access point off Old Farm Lane, which falls within its boundary.

History of the site features
Connectivity
There is an existing public right of way (indicated as a pink dashed line on the draft master plan) which runs through the site that needs to be realigned to account for highway standard requirements. Following conversations with Warwickshire County Council and Nuneaton and Bedworth Borough Council, we will also deliver a new pedestrian route through the public open space on the western boundary of the site, creating a pleasant walkway through a landscaped area.
For health and safety reasons, the public right of way will be temporarily closed during construction of this development. When this is re-opened, members of the community will be able to explore all areas of the site, from the southern boundary all the way through to the northern boundary.
Drainage
Surface Water Drainage:
A swale and attenuation basin currently exists along the northern boundary of the proposed development that serves the neighbouring residential development on Old Farm Lane. In line with agreed drainage principles, we intend to rely on this existing infrastructure to accommodate surface water flows from our development.
Foul Water Drainage:
Severn Trent Water assets are in close proximity to the proposed development. In line with the approved Flood Risk Assessment, we have sought permission to connect onto a public sewer which is located to the southwest of the development.
Ecology
Our design team has worked with ecologists to create design solutions that maintain, enhance and nurture existing habitats and wildlife on the development.
We will also incorporate a number of ecological enhancements, such as bug hotels, bee bricks, hedgehog holes, bat boxes and bird boxes.

We held an online public consultation which ran until Friday 13th September 2024. During this consultation, we demonstrated that we have built on the details that were considered during the outline planning stage and gathered feedback from members of the local community that will feed into our final reserved matters application.
