Taylor Wimpey are preparing a Reserved Matters Planning Application for 475 new family homes at Prospect Farm, Darlington.
The proposals will consist of –
- Up to 475 new family homes.
- Range of affordable homes.
- Mix of 2, 3 and 4 bedroomed homes.
- Mix of detached, semi-detached, terrace and bungalows
- Creation of pedestrian links.
- Improved lay-by works.
- Vast areas of Public Open Space - Improved Public Rights of Way - Vehicle and pedestrian links to future development which will connect to Staindrop Road.
A future phase is to be delivered to the north of the proposed development site. Delivered by external companies, which will link the development site to Staindrop Road and will feature much needed amenities such as a school, doctors surgery and local centre.
We are proposing for new landscape/ecology areas within the development which will provide a home for wildlife.
- A number of SUDs basins are proposed which will eliviate surface water drainage in the vicinity.
- Existing watercourse is to be maintained and enhanced.
- Trees to the parameter of the development are to be retained.
- Proposed bus stops east and west bound on coniscliffe road and new bus route and bus stops will be added to new spine road for north south connectivity.
- Enhancement of existing public right of way to provide safe route to schools and town centre.
- New cycle lanes to be added to proposed spine road.
- A Public Transport contribution of £262,500
- Public Rights of Way Improvements and Safe Route to School contribution of £423,207,75
- £160,500 for Personalised Travel Advice
- Highway Improvements Works on the A66 of £310,212.79
- The development will provide much needed housing in the borough.
- Employment will be created both directly and indirectly.
- Local businesses will benefit through increased footfall.
- The development will have a legal agreement with the local authority called a Section 106 Agreement which covers any required improvements to the existing and local infrastructure and services as well as community projects.
