Taylor Wimpey Yorkshire will be seeking approval from Doncaster Metropolitan Borough Council for a new housing scheme located in Balby.

The proposed development will deliver approximately 198 new homes and will be located off Alverley Lane. As part of the proposal, there will be a mixture of two, three and four bedroom homes, as well as a range of one to four bedroom affordable homes. The site is currently allocated for housing in the new Local Plan for Doncaster and Taylor Wimpey have designed a scheme to complement the local surroundings as well as reflect the needs of the community.

Located near to the centre of Doncaster and close to both the A1(M) and M18, this new development will be well located for those who wish to commute to neighbouring towns and cities, including Leeds and Sheffield.

The Master Plan

Our master plan showcases our proposal of approximately 198 new homes, as well as ample public green space and play areas. 

Our design will look to replicate the current residential surroundings on Alverley Lane, with the new homes along the frontage of the development being directly accessed from the road. The scheme will feature an inviting tree lined entrance way, helping to create a sense of arrival and openness. A large area of public open space will sit to the western end of the development and will feature walkways connecting the site to the surrounding community. In addition, two smaller sections of open space have been designed to include play equipment and outdoor seating. Connection points on the development will enable the residents of the scheme, and the surrounding areas, to easily access the Edlington/Dearne Valley Railway Embankment Local Wildlife Site (LWS), which runs adjacent to the southern boundary of the development.


Sitting close by to major routes, the site will benefit those looking for quick access to the centre of Doncaster or those looking to commute to neighbouring towns and cities.
The site is located close to the A60 Tickhill Road which provides direct routes into Doncaster town centre, whilst Warmsworth Road (A630) to the north provides access to the A1(M) Junction 36, which is less than 2 miles from the site. White Rose Way (A6182) to the east provides access to the M18 Junction 3, which is just over 2.5 miles from the site. The site also has good accessibility to bus routes, which are adjacent to the scheme.


As part of our planning, drainage schemes and flood risk is always carefully considered. 
The site is located within EA Flood Zone 1, which is lowest risk category for flooding. Foul and surface water drainage is to connect via on site foul and surface water pumping stations and associated rising mains to the public sewers located in Alverley Lane. Surface water will be attenuated below ground within a concrete tank.
