Overlooking the Clyde Estuary, the redevelopment of Helensburgh golf course in partnership with Helensburgh Golf Club aims to deliver an impressive development of 307 new homes, along with upgrades and reconfiguration of the existing golf course. 

Our proposals include an impressive range of 1 to 5 bedroom homes from our Scottish housetype range, along with a choice of 4 & 5 bedroom homes from our Caledonian Collection homes to appeal to a wide range of customers. In accordance with Council policy, 25% of homes will be affordable homes.

The development has been designed to maximise the outdoors for the enjoyment of the community with pockets of green space and upgrades to cycling and pedestrian routes via Old Luss Road along with new connections to core footpath network.

With great transport links, Helensburgh is well placed for those looking to commute for work. Both Helensburgh Upper and Helensburgh Central train stations are nearby providing regular services to Dumbarton and Glasgow.

In partnership with Helensburgh Golf Club, we’re proposing an exciting development of 307 homes which will maximise views over the Clyde Estuary, while also integrating with East Abercromby Street, Sannox Place and Luss Road. We have now submitted a detailed planning application to Argyll and Bute Council which was validated on the 19th January 2022 and we await feedback on this.

The development site is allocated for residential development in the adopted Local Development Plan and our proposals include an impressive range of 1, 2, 3, 4 & 5 bedroom homes from our Scottish house type and Caledonian Collection, with many enjoying stunning views from impressive garden rooms. In accordance with Council policy, 25% of homes will be affordable homes for varying needs which will be available through Dunbritton Housing Association.

The redevelopment will include the provision of a new clubhouse, reconfiguration of the existing golf course and a new par 3 six hole short course.

The design aims to maximise open space with an equipped play area, pockets of green space & cycling and pedestrian routes via Old Luss Road will be retained.

Homes proposed

Our proposals include an impressive range of two and three bedroom terrace and semi-detached homes, as well as four and five bedroom detached homes in a variety of styles and sizes to appeal to a wide range of customers. The mix of homes include two, three, four and five bedroom homes from both our Scottish standard house range and our Caledonian house range. In addition to this, there will also be a selection of 1-5 bedroom affordable homes.

About our proposals features


We understand that any new development will have an impact on the existing community and we have carefully considered this within our proposals.

The development with have one road access, off of East Abercromby Street, and further road access from Kent Drive which will serve a small portion of the affordable housing provision.  New pedestrian and cycle links within the development and the golf course area will integrate with the popular core path along Old Luss Road, providing a sustainable link between the existing local community, the proposed development and the land to the north.


Preserving and enhancing the existing surroundings is a key consideration for us when planning a new development. 
This is a complex site to consider for development and surveys will be required of existing trees and ecology in conjunction with the pre-application process to inform the design proposals and to ensure the impact of our development is neutral.

Amenities and facilities

We aim to support the communities in which we build. One way we do this is by providing new facilities that local people will benefit from.
A core element of the overall development proposal is the construction of a new Clubhouse for Helensburgh Golf Club and the creation of new golf holes, a driving range and a Par 3 course which will secure the future of the club while also delivering high quality family homes in Helensburgh.

Open space

Ensuring our residents and the local community have access to beautiful green open space is a key consideration for us.
Our current proposals include an equipped play area within large centralised open space area and further pocket parks and green spaces throughout the development which will offer formal and informal play as well as social space for the community to enjoy. In addition, we are proposing existing cycling and pedestrian routes via Old Luss Road will be retained with new links to the core path networks to be introduced.
