We’re working closely with local residents, Herefordshire Council and other key stakeholders to develop plans for an exciting new community in Hereford.

Our proposals include 92 new homes, including 3 and 4 bedroom houses, which will be perfect for young and growing families. We’ll also deliver 31 affordable homes for local people in housing need.

As part of the development, we plan to include a number of areas of open green space, as well as a children’s play area. Improved pedestrian connections will also be provided, giving residents convenient links to the local area.

Our proposal for Canon Pyon Road

The master plan

We plan to create a thriving community in Hereford. On 17th May 2019, we were granted outline approval from Herefordshire District Council to build 92 new homes at Canon Pyon.

The development will include a mix of 1 bedroom apartments and 2, 3 and 4 bedroom houses, of which 35% will be allocated as affordable homes for local people. 
 

Streetscenes

The new homes will reflect the style of the existing houses in the area, and be made from locally sourced materials to ensure the site complements the local scenery. 

Homes proposed

Our proposal is for 92 new homes, which will include a range of 1, 2, 3 and 4 bedroom properties. Of these homes, 31 will be allocated as affordable housing. 

The site will include a mixture of semi-detached and detached homes in a contemporary style. There will also be a small block of apartments.

Connectivity

We want to make getting around Canon Pyon as easy as possible, so we’ve carefully considered this as part of our proposals.

Access to the new development will be from Canon Pyon Road, creating a new entrance for residents. We’ll also be improving pedestrian routes throughout Canon Pyon, including a perimeter footpath which will run alongside the open green space on site.  
 

Drainage

As part of our proposal, we have prepared a flood risk assessment and a surface water drainage strategy. 

The site is at low risk of flooding, and no significant flooding has been recorded at the site in the past. Sustainable Drainage Systems (SuDS) will be installed across the development and, when combined with an attenuation basin, this will help to improve the drainage of surface water. 
 

Ecology

We’ve carried out a number of ecological surveys on the site, to help us better understand how we can preserve and enhance the local wildlife within the area.

As part of our plans, we’ll be planting a variety of new native trees, shrubs and hedgerows, plus a wild flower grass land, to enhance the look of the development and provide additional habitats for our wildlife. New roosting and nesting opportunities for bats, birds and hedgehogs will also be put in place. 
 

Our approach features

Previous use

Canon Pyon covers approximately 3.7 hectares and sits to the north west of Hereford. It is currently used for agricultural purposes.

Economic benefits

We want to deliver new homes and facilities that positively integrate with and enhance the local community.

If our reserved matters planning application is approved, we will make a financial contribution to The County of Herefordshire District Council, which will be used to improve a range of local infrastructure and facilities. In addition, we will deliver open green spaces and a children’s play area on-site. 
 

Amenities and facilities

We believe it’s important to support the communities we build. One way we do this is by providing new facilities that local people will benefit from.

As part of our proposal for Canon Pyon, we plan to create new areas of communal open space for residents to enjoy, including a new children’s play area.
