Background:
The Gomm Valley (and Ashwells) site has been earmarked by Buckinghamshire Council (formerly Wycombe District Council) for development since 2016. The site is allocated for development in the Local Plan and supported by a Development Brief.
Planning Application Update:
A new Gomm Valley planning application will be submitted to Buckinghamshire Council in July 2025.
The previous Gomm Valley planning application was submitted to Buckinghamshire Council in May 2022 (planning application reference 22/06485/OUTEA) and determined by a Planning Inspector following an appeal for non-determination in October 2023. In his decision, the Inspector found all aspects of the scheme to be satisfactory overall, other than one concern relating to highways and transport modelling. As a consequence, he was not able to approve the previous planning application in Sept 2024 (planning appeal reference is APP/K0425/W/23/3332257).
Since then, Taylor Wimpey have been working closely with Buckinghamshire Council and transport specialists and undertaken extensive additional work to address the Inspector’s concerns. We are now satisfied all matters have been fully addressed and the new Gomm Valley planning application with the requisite supporting assessments and information will be submitted in July 2025. The proposals, otherwise, remain largely the same as previously submitted, except for minor design changes requested by Buckinghamshire Council.
Proposed Gomm Valley development description:
Hybrid application consisting of a phased delivery of: full planning application for construction of 79 dwellings (Class C3) including associated vehicular access, areas of open space, ecological enhancements, hard and soft landscaping, and associated infrastructure. Outline application for 4 custom-build units within Parcel 1 and up to 461 dwellings (Class C3), a 1FE primary school and early years provision, up to 1.4 hectares of employment land to provide flexible floorspace of Class E(g), B2 and B8 uses and up to 201m² of community floorspace (Class F2) within Parcels 2-8 together with ecological enhancements, green open spaces, hard and soft landscaping and associated highways and drainage infrastructure (with matters reserved as shown in the Application Boundary Plan 21020 S202).
Once submitted, the new Gomm Valley planning application and associated plans and documents will be available to view on the Buckinghamshire Council website.
