About the development
Layout
We want to create a thriving new community in Knowle.
Our plans include a range of one- to five-bedroom properties, consisting of homes up to 2.5 stories in height. 40% of the homes will be affordable housing, with a mix of social rented and shared ownership properties.
The homes will seek to reflect the existing local architectural building style. We have considered the layout carefully with a higher density of housing on the north-western boundary of the site next to the existing urban area, and lower density to the east, to protect the rural edge, in line with the Knowle, Dorridge, and Bentley Heath (KDBH) Neighbourhood Plan.
Masterplan
The site sits at the northern extent of the wider proposed Arden Triangle.
Arden Triangle includes provision for a minimum of 600 dwellings, as well as a range of benefits:
- 18,000sqm (4.4 acres) of Taylor Wimpey land gifted to Arden Academy to enable it future development.
- 16,300 sqm (4.1 acres) gifted to provide a new two form entry primary school
- Public open space to be provided across the entirety of Arden Triangle
- New play spaces
- A new Local Wildlife Site to the south of the proposed allocation
Applications have already been made, or are due to be submitted, for all other land parcels within the Arden Triangle site.
Ecology
A number of nature interventions will also be implemented on the site to support biodiversity in line with Taylor Wimpey’s environmental strategy.
Connectivity
Taylor Wimpey’s site will be accessed via Warwick Road.
Pedestrian and cycle routes are designed into the development, with connections through to the wider ‘Arden Triangle’ proposed allocation, to encourage residents to access Knowle by means other than a car.
Trees and hedgerows surrounding the site will be retained wherever possible to create an attractive scheme, also providing a green buffer with existing homes. The landscaping and areas of open space will offer significant biodiversity opportunities and contribute to the Arden Triangle site achieving a Biodiversity Net Gain as a whole.
The proposed storm drainage strategy will utilise the existing outfall in the southeast of the site. To provide a natural approach to managing drainage in and around properties, flow control chambers and an attenuation basin will be installed on site as part of the Sustainable Urban Drainage System (SUDS). The basin is designed to store water for a 1-in-100-year event and a 40% improvement on potential climate change effects which is an improvement over existing. Further SUDS will be provided throughout the scheme to ensure all water run off is managed as part of the proposals.
Sustainability
