We have detailed planning consent from The City of Edinburgh Council to provide 250 new homes with an interesting mix of  styles to appeal to a wide range of buyers.

Our planned development will provide 2 bedroom apartments, 2 bedroom bungalows, 2 and 3 bedroom terraced and semi-detached homes, as well as 3, 4 and 5 bedroom detached homes and 4 bedroom townhouses. The affordable properties will comprise a mix of 2 bedroom apartments, as well as 2 and 3 bedroom terraced and semi-detached homes. 

As well as an impressive mix of house styles to appeal to a wide range of lifestyles, our development includes green open space through the creation of a new linear path through the development to provide a sustainable link to the city of Edinburgh, as well as new wildlife and woodland habitats to encourage native species to thrive.

The Masterplan

We want to create a thriving new community at Maybury, Edinburgh.
Situated off Maybury Road, West Craigs is identified for housing in the adopted second Edinburgh Local Development Plan (LDP2) and our development forms part of a wider masterplan site that will provide between 1,700-2,000 new homes.  

Our development will also deliver substantial local infrastructure upgrades and education including improvements to the Maybury and Barnton road junctions and the installation of a crossing on Maybury Road through significant community contributions of over £5million made to The City of Edinburgh Council.

Street scenes

The appearance of the new homes will be reflective of the local area and we will use locally sourced materials to ensure the development is in keeping with existing houses nearby.
To create a characterful community, the proposed development will be designed to create a sense of place and maximises the latest Scottish Government Planning Policy for Designing Streets. These designs give priority to pedestrians over vehicles through the use of shared surfaces and home zones to create natural areas of focus at key points of the development.

West Craigs will deliver 250 new homes, 25% of which will be affordable with a wide range to suit a range of buyers. 
Our development will include 2 bedroom apartments, 2 bedroom bungalows, 2 and 3 bedroom terraced and semi-detached homes, as well as 3, 4 and 5 bedroom detached homes and 4 bedroom townhouses. The affordable properties will comprise a mix of 2 bedroom apartments, as well as 2 and 3 bedroom terraced and semi-detached homes. 

About our proposals features

Connectivity

We understand that a new development will have an impact on the existing community, and we have carefully considered this as we have developed our proposals.
Cycling and walking will be encouraged with a network of footpaths and cycleways which will provide easy access to Edinburgh city centre. Existing transport hubs The Gyle and Edinburgh Gateway provide a mix of tram, rail and bus options which are in walking distance and existing local bus services will service the development.

Drainage

We have prepared a flood risk assessment and surface water drainage strategy to ensure that an appropriate drainage strategy is put in place. 
To reduce the impact of the proposed development on the existing drainage network we propose the addition of a sustainable urban drainage system. This will be designed to manage the flow of surface water.

Ecology

Preserving and enhancing local wildlife is a key consideration when we plan and build new developments. We have carried out a number of ecological surveys to identify any ecological constraints on the site.
Our plans include significant opportunities to enhance the site for local wildlife and measures to enhance biodiversity. These include new bat and bird boxes, a sensitive lighting scheme to respect nocturnal wildlife and the creation of diverse natural habitats for birds.

Economic benefits

We want to deliver new homes and facilities that positively integrate with and enhance the local community.
Our Section 75 Agreement with The City of Edinburgh Council to provide a range of community benefits has been agreed for some time. It will deliver £3,742,000 towards education; £755,000 towards transport improvements including a crossing on Maybury Road and contributions towards upgrading the Maybury and Barnton junctions. There will also be £187,000 made available for trams and £102,000 towards a new pedestrian bridge at Edinburgh Gateway Station.

Open space

Ensuring our residents and the local community have access to beautiful green open spaces is a key consideration.
West Craigs includes plenty of green open space for everyone to make the most of the outdoors through the creation of a new linear path through the development, which will also to provide a sustainable link to the city of Edinburgh, Our plans for the development also include new wildlife and woodland habitats to encourage native species to thrive.  

Amenities and facilities

We aim to support the communities in which we build. One way in which we do this is by providing new facilities and amenities that local people will benefit from.
As part of the plans for West Craigs, we will provide a network of a network of footpaths and cycleways which will provide easy access to Edinburgh city centre and promote a healthier way of life.
