Taylor Wimpey is developing proposals for Land at Bletchingley Road, Merstham with a view to submit a planning application.
Development of the Site for housing and small business space will assist in meeting the identified needs for housing on an allocated site, in a sustainable location. It will also provide opportunities for local businesses to locate to the site.
The scheme will secure 35% affordable housing to include social rented dwellings. This mix of house types will be agreed with the Council.
The scheme will achieve a high-quality design, whilst also ensuring an energy efficient scheme, all dwellings will enable electric vehicle charging.
We held an in-person public consultation on the 15th November 2022 for local residents to provide feedback before we submit a planning application in the future.

Taylor Wimpey is bringing forward proposals for a housing-led development on the land at Oakley Farm, Bletchingley Road, Merstham.
The land is allocated for housing in the Reigate & Banstead Development Plan and we are consulting on proposals for up to 140 homes, to be submitted to the Council as an Outline planning application.
About the site About the siteThe Site is located to the east of Merstham, to the north of Bletchingley Road. It comprises several open fields used predominantly for grazing, with a small cluster of agricultural buildings in the west, extending in total to approximately 8ha.
Landscape Led Development Landscape Led DevelopmentThe design approach will allow for a transition to the adjoining countryside through the implementation of a new green corridor to the eastern boundary, with public open space and planting.
We have carefully considered the location of the homes and have interspersed the homes with new and existing large canopy tree planting which reinforces the parkland character we seek to implement.
The veteran trees at the focal point of entry into the new development will be retained as a local landscape feature, with surrounding public open space and tree lined streets.
We will maintain visibility of Greensand Hills from the Public Right of Way and seek other viewing opportunities within the design of the scheme.
Connectivity ConnectivityNew pedestrian & cycle access points will be provided along the western edge of the development.
Additional public trails for walking, integrated with the Tandridge Border Path, and footpath connectivity from Bolsover Grove to Tandridge Border Path will be incorporated to open up the site as a local amenity.
The proposed pedestrian access point on Bolsover Grove will provide a direct connection to the bus stop on Malmstone Avenue so all the new homes
will be within 250 metres to 550 metres walking distance from the bus service.
We will seek to protect and enhance the woodland blocks and tree belts within the scheme, particularly at the boundaries to conserve and enhance the historic field pattern to maintain a strong wildlife corridor across the site.
Attenuation basins throughout the site shall offer a focal point for community amenity while providing for sustainable drainage.
There will be large informal open spaces for recreational use.
