We are developing exciting plans for new homes on the land at Victoria Street, which will form an extension to our popular development at neighbouring Victoria Grange in Monifieth.  

Our proposals include a range of 2, 3 and 4 bedroom new homes to appeal to a range of buyers and 25% of homes will be affordable properties. The final mix will be decided as part of the planning process.

The Masterplan

Our plans will provide a range of 2, 3 and 4 bedroom new homes to appeal to a range of buyers and 25% of homes will be affordable properties. The final mix will be decided as part of the planning process.

The design inspiration for this development will be reflective of the character of our existing nearby development, and it includes plenty of green open space and places to play for childen.  

Our plans also include new cycleways and footpaths to provide convenient links to the local area and its amenities, and high quality landscaping will create a natural welcome to this development.   

Our proposed development will also support local jobs and businesses in the Angus area.

The appearance of the new homes will be reflective of our neighbouring Victoria Grange development.
To ensure that our proposaed development sits in harmony with Victoria Grange we’ll use similar materials, landscaping and planting to ensure the development is in keeping with its neighbour.  

Homes proposed

Our proposals include 2, 3 and 4 bedroom homes to appeal to a range of buyers.
The development will offer 2 and 2.5 storey homes with a mix of detached, semi-detached and terraced designs, which will be similar housetypes to those found in our neighbouring development.  

About our proposals features


We understand that a new development will have an impact on the existing community, and we have carefully considered this as we have developed our proposals.
The main access to the development will come from Victoria Road. The foot/cyclepath to the north will be retained, allowing the proposed development to connect to the nearby Arndowie bus stop to the north east and the existing commercial area to the west, which benefits from a range of shops, restaurants and a David Lloyd gym.


We have prepared a flood risk assessment and surface water drainage strategy to ensure that appropriate measures are put in place.
Drainage for the development will connect into the existing drainage network for Victoria Grange. The existing wayleave for surface water drainage on the eastern boundary will form an area of open space for the residents of the development.


Preserving and enhancing local wildlife is a key consideration when we plan and build new developments. We will carry out ecological surveys to identify any ecological constraints on the site.
We expect to include a range of new ecological features as part of our proposal for the development, which includes plans to enhance biodiversity by incorporating bee-friendly planting, the creation of hedgehog highways and planting native tree and hedge species.

Economic benefits

We want to deliver new homes and facilities that positively integrate and enhance the local community.
Making community contributions to the local area where we build is important to us. We will hold discussions with Angus Council concerning the community contributions that are required resulting from this development, and these will form a Section 75 legal agreement as part of the planning process.  

Open space

Ensuring our residents and the local community have access to beautiful green open spaces is a key consideration.
Our plans include green open space, as well as active travel links for walking and cycling giving residents easy access to the local town of Monifieth.
