Learn about our proposals for land to the west of Brunton Drive, Newcastle Great Park
We are in the process of preparing a detailed planning application for approximately 80 homes, comprising a mix of 2 to 4 bedroom properties, of both apartments and houses. The development is proposed on land located to the west of Brunton Drive, Newcastle Great Park.
Located in the heart of Newcastle Great Park, the development is ideally located for access to the Town Centre shops and facilities, with Kingston Park and Newcastle City Centre shopping areas just a short drive away.
The proposal will also include a new access entrance from Brunton Drive, with thoughtfully designed open spaces encasing the site, and providing key pedestrian and cycle routes through the development.
Development Map
Masterplan
The site spans approximately 2.4 hectares (gross) and is situated to the west of Brunton Drive, the north of Newcastle Great Park’s Town Centre. The surrounding land use is diverse, featuring dense woodland further to the north, a large supermarket to the south, Havannah First School and Great Park Academy to the south west, and further housing developments to the south east and south west.
Getting around is simple due to good transport links, with public transport services and easy access to the A1 and A19.
The development is envisioned as an exclusive neighbourhood, offering approximately 80 high-quality homes. Inspired by and designed to complement the surrounding area, each home will feature dedicated parking, with additional visitor parking included within the site. Robust landscaping will soften the overall design, with high-quality green spaces available to the boundaries of the development and the wider Great Park.

Ecology
Preserving and enhancing the natural environment is key to our approach when building new developments. We are undertaking extensive ecological surveys to identify any constraints within the site and to inform the proposed landscape design.
Efforts will be made to retain key features where possible, with additional planting introduced to strengthen existing natural buffers. Our proposals include the creation of a range of functional ecological enhancements. These enhancements will include new habitats, bat, bird, and bee bricks/boxes, and measures to boost pollinator-friendly environments.
