Our application includes plans for up to 165 new homes, of which 30% will be affordable, in line with local policy requirements. The development is designed to encourage sustainable and healthy living, with plenty of green space, play areas, and high quality, energy efficient homes.
We are working closely with local residents, Rutland County Council, and other key stakeholders to develop our plans. To help us collect feedback, we have launched an online consultation that will run until 11th February 2025. Residents can leave feedback and monitor updates at www.twbrookeroad.co.uk.
We are holding a drop-in consultation event at Wesley Hall, Oakham Methodist Church, Northgate, Oakham, LE15 6QS on Friday 24th January from 3pm to 7pm, to help us gather feedback from the local community, and we encourage all local residents to attend.

We have plans to build a thriving, high quality, environmentally conscious, and design-led community in Oakham. Our application will include the following:
Approximately 165 new homes, of which 30% will be affordable housing, in line with local policy requirements
A trim trail along recreational routes to promote healthy and active lifestyles
A dedicated area for biodiversity enhancements as part of our commitment to achieving a minimum 10% net gain in biodiversity value
New open spaces, including green corridors and equipped play areas
Car and cycle parking for new residents
A new drop-off / pick-up car park for Brooke Hill Academy, accommodating approximately 20 spaces to help reduce the impact of parking during school drop-off and pick-up times
New off-road parking bays for existing residents of Brooke Road
A new sustainable drainage system to control and improve the flow of surface water runoff during periods of heavy and persistent rainfall
Our planning application will seek permission for up to 165 new homes, of which 30% (49) will be affordable, as part of our efforts to address the increasing need for housing in the area. The development, on the southern edge of Oakham, will provide publicly accessible green space and equipped play areas, a trim trail, a designated wildlife area with wildlife habitat features, improved connections for walking and cycling and a new drop-off/pick-up area for Brooke Hill Academy.
If the application is approved, financial contributions in the form of S106 payments and Community Infrastructure Levy (CIL) payments will be made to Rutland County Council to spend on services, facilities, and infrastructure that will benefit the Oakham community.
