Learn about our plans for an exciting new sustainable settlement at the former Wisley Airfield, Ockham

We have worked closely with local residents, Guildford Borough Council, Surrey County Council and other key stakeholders to develop the plans for an exciting new sustainable community in Guildford. 

This new community will include a range of safe, accessible and inclusive new homes, including affordable housing, new primary school and medical provision, employment opportunities, retail opportunities and community facilities. This will include a new Local Centre, connecting the necklace of Ockham hamlets to this new walkable community. A Suitable Alternative Natural Greenspace (SANG)/Country Park will help to contribute to a minimum Biodiversity Net Gain of 20%. 

The design for the new development will evolve through further engagement and feedback from the community and stakeholders whilst respecting the character and history of the local area.

Furthermore, this development will benefit from excellent sustainable travel links to surrounding train stations connected by new and improved cycle links and a new bus service. This will ensure the former Wisley Airfield is connected to surrounding destinations such as Ripley, Cobham and Horsley, and beyond to London and Guildford. Car Clubs will be available on site to connect to the nearby A3 and M25.  

The first neighbourhood of approximately 460 homes will be submitted for planning in early 2025. This will include a shop, mobility hub, a neighbourhood green and a new bus service.
