Our proposal for Land at Green Lane West

The masterplan

The proposals for land off Green Lane West include:

  • 205 new homes of mixed size and tenure
  • 33% affordable housing
  • Public open space to include a play area
  • Pedestrian and cycle routes
  • New tree planting and hedgerows
  • Sustainable Drainage Systems (SuDS) to manage surface water on sit in a controlled way while maximising landscaping and ecological benefit

About the site

The site is located at land off Green Lane West and comprises of two parcels of lands which are separated by the new Norwich Northern Distributor Road, now named the Broadland Northway. 

Planning context

The site is identified in the emerging Greater Norwich Local Plan as policy GNLP0172. In October 2018, the outline planning consent for up to 205 homes was approved by the Broadland District Planning Committee. This granted permission for the principle of development and the proposed access arrangements from Green Lane West, and the masterplan principles set out in the Design and Access Statement.

The Greater Norwich Local Plan will build on the long-established joint working arrangements for Greater Norwich, which have delivered the current Joint Core Strategy (JCS) for the area. The JCS plans for the housing and jobs needs of the area to 2026. The GNLP will ensure that these needs continue to be met to 2036.

Meeting the local housing need

Broadland District Council is required to ensure sufficient land is available to ensure enough homes can be built to meet both the local area and the District’s needs – the Council is expected to deliver 8,210 new homes over the plan period 2015-2036.
