Our proposals for Sandstone Park

Homes proposed

We are proposing to develop a high quality residential development which respects the site’s location on the edge of Haslingden. Our current proposals are for 131 new homes alongside areas of landscaping and new public open space.

The site lies at the western entry to the town. Development here provides an opportunity to create an attractive introduction to the town. The size of the site allows for a mix of properties to be provided which will cater for the needs of young couples, families of all sizes and older people who wish to remain in the town. Homes will be up to 2.5 storeys in height, and the design and materials will be reflective of the local character of Haslingden.

History of the site

The land at Holcombe Road measures approximately 6.2 hectares (15.3 acres) and is located to the south west of Haslingden town centre.
The site is proposed to be allocated for housing in the emerging Rossendale Local Plan and forms part of site H74 which is due to be adopted in March 2020.

Community benefits

We are proposing a residential development of 131 new homes on land to the east of Holcombe Road, Haslingden.  The development will include a range of property styles and sizes and it is anticipated that affordable housing will be provided subject to viability.  New development can bring a number of economic benefits to the local area and we have estimated these using UK-wide statistical data.

Building new homes;

269 direct construction jobs
67 temporary construction jobs
Once people move in

£3.9m per year spent by new residents on goods and services in the local area
£284,000 per year in additional council tax receipts
A New Homes Bonus payment of £1m to be spent on improving local services

Our proposals also include areas of landscaping and new public open space for residents to relax and enjoy.
