Development Layout
As part of the planning consent for this development, a number of new homes may have been designated as affordable housing. Where applicable, these properties will remain as affordable housing tenure and are specifically shown to make it clear that they are not available for general sale. The remaining homes on the development are available for open market sale, including “bulk sales” (meaning the sale of more than one home to a single purchaser) to purchasers, who could be private individuals or another type of purchaser (for example local authorities, housing associations or other commercial landlords), and therefore the mix of tenures on a development may change.
The perfect place to be
Nestling on a stretch of the picturesque Union Canal, the community of Winchburgh is growing through the delivery of a masterplan vision for this popular West Lothian village. With its great transport links, including a new motorway junction off the M9, as well as a tranquil and relaxed location just a few minutes' drive from the Firth of Forth coastline - Winchburgh is proving to be the perfect place to call home. With new state-of-the-art primary and secondary schools now open, and green spaces like the new Auldcathie District Park to enjoy a stroll around, the village has firmly put itself on the map for homeowners looking for the balance of country living with impressive amenities on their doorstep. Seton Rise is perfectly positioned for homeowners to enjoy everything this location has to offer, plus in the near future, Winchburgh residents can look forward to a new marina, another new public park, and a further primary school, as well as more shops and leisure facilities.

First time buyers take step on to the property ladder in Winchburgh
After months of research and searching for their perfect step onto the property ladder, first-time buyer Kiana and her partner, who both work in Edinburgh, are enjoying their move to Seton Rise in Winchburgh, as she explains: "As first-time buyers, we were naturally anxious about the entire process, but our experience with Taylor Wimpey was nothing short of exceptional. From the moment we expressed interest in the Seton Rise development in Winchburgh, the team, particularly Isla, was incredibly supportive and attentive to our needs.
“With our budgets being carefully managed, we knew that to get the home we wanted, we would need to move a little out of Edinburgh. Initially, we didn’t consider a new-build home, but after losing out on second-hand properties, we realised that one of the good things about new-build is that you buy at a fixed price, so you know exactly what you need to pay.
“Buying a new house is a daunting process, but Isla guided us through every step, from our initial enquiries to the final day that we got the keys. The quality of service we received was impeccable. She was always available to answer our questions, provide updates, and offer reassurance. She helped us to navigate the process of buying a new home because we really didn’t know what to do – right down to recommending an independent mortgage specialist and a solicitor to help us.
“Our new home in Winchburgh is everything we hoped for and more. The Boswell three-bedroom house is just perfect for us—not too big and not too small. We love that it’s a blank canvas, allowing us to make it our own, and the fact that no one else has lived here before is a huge plus. The lack of maintenance and DIY required is another major benefit, giving us more time to enjoy our new home. Since we moved in, we’ve also been very impressed with the aftercare from the team on-site. They’re very responsive to anything we’ve asked about or minor snags we’ve spotted – we can’t fault them.”
The masterplan for Winchburgh is impressive, and the couple value the range of features that have already been delivered, including a new motorway junction, the marina, new schools and the first of two local parks, as they explain: “Winchburgh itself is a fantastic location. We love that we got more house for our money here compared to other areas.
“The community is welcoming, and we enjoy being part of it all. The area offers a perfect blend of tranquillity and convenience, plus we love the scenic surroundings and the easy access to local amenities and transport links. One of our favourite activities is participating in the weekly park run in the new Auldcathie District Park, which has been a great way to stay active and meet our neighbours.
“We couldn’t be happier with our new home and the entire buying experience. It’s been a positive and memorable journey. If we could give other first-time buyers any advice, it would be to ‘go for it’! The support you get is fantastic!”
“We were also delighted with the help we got from Taylor Wimpey with a 5% deposit contribution and our home came with integrated kitchen appliances, which significantly eased our financial burden and made our dream of owning a new home a reality much sooner than we anticipated. This generous offer was a game-changer for us, allowing us to secure our beautiful new home without the stress of a hefty initial deposit.
Young family joins the growing community in Winchburgh
When it was time to put down her own family roots, Hannah, who works at The Gyle, looked at apartment options in Edinburgh, but she also knew that Winchburgh had many new homes to choose. She took a drive by with her mum to check it out and fell in love with Taylor Wimpey’s Blair housetype, which she had the opportunity to see at its recently completed Auldcathie View development in Winchburgh. Hannah explains further:
"From the moment I reserved my three-bedroom Blair at Taylor Wimpey’s Seton Rise development in Winchburgh, I knew I had made the right choice. The house itself has a great layout, and I think its proportions are just right, and straightaway, I could see myself living in that style of home.
“Buying a new home was easy; I reserved off-plan while the previous Winchburgh development at Auldcathie View was completed, and Isla was incredibly helpful throughout. She was fantastic when it came to my choices and couldn’t have done enough for me.
“Using Taylor Wimpey’s Deposit Top-Up scheme also meant I could move quicker than I thought, and buying a new house gave me peace of mind that everything is done, no DIY is needed, and I wanted the NHBC guarantee and Taylor Wimpey warranty. Energy efficiency was also a factor, and I love the fact that the house has PV solar panels.
“The sense of community here is incredible, and it’s one of the main reasons I chose this development over a flat in Edinburgh. Winchburgh offers a unique balance of village life with a strong community spirit and a friendly atmosphere, which was exactly what I was looking for.
“The new school is perfect for my son’s needs, and we’ve both made so many friends since moving in. It’s been wonderful to be part of a growing community, and moving in at an early stage of the development has actually been a great way to meet people.
“There’s always something happening, especially for children, and I love the fact that my son has so many opportunities to get involved in activities.
“Since moving in, I’ve had no issues, and the aftercare has been great. I love the development’s position in the village and the convenience of the new motorway junction. My advice for other buyers is just go for it. I’ve had a quick, easy, and successful process and a really good experience buying from Taylor Wimpey."
Taylor Wimpey East Scotland volunteers plant 550 trees in Winchburgh
The homebuilder's latest support to the local community marks its ongoing commitment to Winchburgh, its regular support of the Winchburgh Community Growing Group and its garden at the heart of the village. With homeowners now settled into the completed development of new homes at Auldcathie View, overlooking Auldcathie District Park, and the first homeowners moving into its nearby Seton Rise development in the village, volunteering in this way is an excellent way for Taylor Wimpey staff to show their commitment to the area.
“We do more than just build high-quality homes. Working with local community groups and organisations surrounding our developments means a lot to us, and it’s great to know that we are helping to make a difference right here in Winchburgh, just a stone’s throw from our completed Auldcathie View development and within just a short walk of our current Seton Rise development. “Following a briefing and guidance from John at the Winchburgh Community Growing Group, our team of eight has worked hard during our morning to plant our target of 550 trees. We hope they will become established to add to the overall tranquillity and enjoyment of Auldcathie District Park and positively impact the local environment. It’s great for us individually to give back to the communities where we build, and while it’s been hard work – we’ve all enjoyed the challenge.”

This latest donation marks our ongoing commitment to Winchburgh as the final few homeowners move in and complete our development of new homes at Auldcathie View overlooking Auldcathie District Park, while the first new homes are also released for sale at our Seton Rise development in the village.
