We have submitted a reserved matters planning application to Bracknell Forest Council for a development of 68 new homes at Beaufort Park, off South Road in Wokingham.

Our proposals include 1, 2, 3, 4 and 5 bedroom properties, of which 7 will be affordable homes. This will provide a great choice for all types of buyers, from working professionals and young couples, to growing families or downsizers. We have also incorporated plenty of open space in our plans, with a children’s play area for residents to enjoy, as well as designated areas for biodiversity.

The towns of Bracknell and Wokingham are both just over 3 miles away, offering an abundance of amenities and activities for the whole family to enjoy.

Masterplan

We want to create a thriving new community in Wokingham. Our plans at Beaufort Park are in line with the approved outline planning permission, which was approved in October 2019.
Our plans include a range of 1, 2, 3, 4 and 5 bedroom properties, of which 7 will be allocated as affordable housing. Residents will benefit from areas of on-site open green space, as well as a fully equipped children’s play area.

Street scenes

Our ambition is to create a unique neighbourhood with its own identity but one that still complements the local area.

Using the arrangement of the streets, spaces, building types and materials, our proposals are designed to create an attractive and welcoming place to live.

Homes proposed

Our proposals include 68 new homes, consisting of a range of 1, 2, 3, 4 and 5 bedroom properties. Seven of these are allocated as affordable housing.
The proposals submitted include detached and semi-detached housing, as well as a number of apartments in a modern style. A proportion of the properties are 2 and 2.5 storeys, designed with flexible living in mind.

Connectivity

A transport assessment was completed as part of the process to gain outline planning approval. This confirms that the road network surrounding the proposed development has sufficient capacity to accommodate the traffic that will be generated.

Cycling and walking will be encouraged and a network of footpaths will also provide easy access to surrounding areas. 

Ecology

Preserving and enhancing local wildlife is a key consideration when we plan and build new developments. We have carried out a number of ecological surveys to identify any ecological constraints on the site.

Working closely with ecologists, the surveys we have carried out have identified that the habitats present within the site provide opportunities for foraging and commuting bats, breeding birds and reptiles. From this, appropriate mitigation measures have been proposed to protect and enhance local wildlife, and a long-term management plan has been designed to maximise the ecological value of the site.

All existing trees within the boundary of the site will be retained and existing hedgerows are incorporated into the proposed layout.

Previous use

This previously-developed site, which covers an area of 3.59 hectares, consists of the vacant office building along with car parking facilities and landscaping. 
Our proposals are to demolish the existing building and replace it with a residential scheme. 

Previous planning applications

Outline planning permission for Beaufort Park was granted in October 2019.

The outline planning permission establishes the principle of development. We have submitted a reserved matters planning application to Bracknell Forest Council which deals with the finer details of the development, such as the layout and design of the homes.

Previous consultations and feedback

We value comments from local people and listen to all feedback we receive so that we can deliver new communities where people want to live.

We are continuing to work closely with Bracknell Forest Council and discussions about our proposals are ongoing with Council Officers.

Open space

Ensuring our residents and the local community have access to beautiful green open spaces is a key consideration. 

Our plans for Beaufort Park include areas of green open space which will include a wildflower meadows, areas of native scrub and native trees. A play area will also be created to encourage residents and their families to meet neighbours and friends which will help to foster a vibrant new community.
