Our proposal for The Alders
Our proposals for 253 new homes will form one of three residential parcels on the northern part of the Birch Gate development that received outline planning permission in February 2014. The permission was for a development of up to 730 homes, a care home, retail/commercial units, and a primary school, together with green infrastructure, new access arrangements, sports pitches, allotments and a community orchard.
The outline planning permission established the principle of the residential development of the site. Taylor Wimpey is now preparing a reserved matters application which will provide details of the development’s layout, scale, appearance, landscaping and the materials we will use.
Our reserved Matters Application has now been submitted to South Norfolk Council and is due for determination in early summer 2021.
- 253 high quality new homes in a sustainable location
- A good mix of housing, including 38 affordable homes
- A network of safe routes through the site for vehicles, pedestrians and cyclists
- Access points from Right Up Lane, Silfield Road (through the Hopkins site) and the Pelham land to the south
- Emergency access to The Lizard
The detailed design and final layout have been influenced through consultation with South Norfolk Council. The design has also been informed by the design objectives outlined within the South Wymondham Design Code. A detailed site layout plan has now been produced as part of this planning application, which indicates the location of the homes, car parking, roads and landscaping.
About the site
The first of the three residential parcels has already received detailed planning permission for 153 homes and is currently under construction by Hopkins Homes. Immediately to the south is the already well-established Birch Gate development including Taylor Wimpey’s parcel known as The Alders which is still under construction.

As well as providing much-needed high quality homes and a percentage of affordable housing for the local area, our proposed development will contribute towards a range of services and infrastructure provisions for the Wymondham Community through a Section 106 agreement. This includes:
- Community facilities contribution
- Contributions for primary, secondary and sixth form education
- Green infrastructure contribution
- Library contribution
- Travel Plan contribution
