    Taylor Wimpey UK Ltd has submitted an outline planning application to Selby District Council, with all detailed matters reserved for a further application apart from access, for residential development of up to 130 dwellings on land to the north of Riccall.

    The current development proposals are based on the following principles:

    • Up to 130 Detached, Semi-detached and terraced houses over a range of different House Types 
    • Vehicular Access from York Road 
    • Public Open Space 
    • Landscaping 
    • Retention and enhancement of existing Public Rights of Way

  • About the site

    Local Context

    The Village of Riccall is located to the north of Selby and south of York within the Selby District.

    Riccall itself has several services including a post office and local shop, community centre, primary school, doctor's surgery and two public houses. Selby, the district centre, is approximately 8 km from the development site and benefits from a range of services and facilities including retail, education and leisure uses.

    The closest bus stops to the proposed development site are located along York Road within 250m of the proposed site access point. These bus stops are served by the 415 and 416 services which provide links to Selby and York. The bus services along York Road provide a combined frequency of every 15 minutes between Selby and York during the day Monday to Saturday. Sunday services of the 415 provides a twice hourly service.

    Site Context

    The proposed development site extends to around 6.5ha. The site is predominantly surrounded by agricultural fields to the north, east and west. Adjacent to the south are existing allotments. To the south lies Riccall village and existing residential properties bound the site to the south east at York Road and south at Northfield Lane.

    Our Proposals

    It is currently envisaged that Taylor Wimpey’s Outline Planning Application will set the following parameters for the development of the site:-

    • Up to 130 Dwellings
    • A mix of Detached, Semi-Detached and Terraced two storey properties
    • Vehicular Access from Wheatfield Walk off York Road
    • Cycle and Pedestrian Access from Northfield Lane
    • Public Open Space
    • Sustainable Surface Water Drainage
    • Retention and enhancement of existing Public Rights of Way

    Community Consultation

    We always try to keep local communities informed as we prepare and then make our planning applications and we welcome any comments that you may have at this stage.

    A pre-application Public Consultation Event was held at the Riccall Regen Centre on Thursday 5th March 2015, where representatives of Taylor Wimpey and our consultants were in attendance to discuss the proposals. Feedback from this consultation has helped to shape our final planning application which has been submitted to Selby District Council.

    Important Dates

    24th March 2016: Outline Planning Application for the residential development of up to 130 dwellings with all matters reserved except for access was submitted to Selby District Council.

    19th November 2015: Site layout, access and detail are currently being considered in further depth with an outline planning looking to be submitted in 2016.

    26th February - 19th March 2015 - Pre-application Community Consultation 

    5th March 2015 - A 'drop in' Public Consultation Event was held on the 5th March 2015 at the Regen Centre, Landing Lane, Riccall.
