We are currently in the process of preparing proposals for a new residential development on former arable land to the east of Leighton Buzzard.

    We are currently preparing proposals for a new residential development on former arable land to the east of Leighton Buzzard.

    The principle of residential development on the site has already been established with outline planning approval granted by Central Bedfordshire Council in 2015. We are now working up a reserved matters planning application, which deals with detailed matters which have not already been agreed at outline stage, including property design, layout and landscaping.

    Under our proposals, we would deliver 605 new homes, including a proportion of affordable properties for local people in housing need, out of the 1,210 homes granted in the outline planning permission. 

    A public consultation will be held for the first reserved matters planning application on Monday 30th April 2018 at Eggington Village Hall, High Street, Eggington, LU7 9PD between 3:00pm-6:45pm.

    The proposed development site was a former greenfield site used as arable farmland and covers an area of approximately 113 hectares, of which 37 hectares are available for development for residential use.

    The site is located 1.8km east of Leighton Buzzard town centre and two miles from our current development at Roman Gate. The A5, which links to the M1, is within 2km of the proposed development.

    Outline permission for 1,210 homes on the proposed site was granted by Central Bedfordshire Council in 2015 and we are working up a reserved matters application for 605 homes which covers detailed matters not already agreed at outline stage, such as property design, layout and landscaping.

    Our proposed development will be sensitively designed to respect the site's surroundings and suit the character of the local area.

    Our plans will be in line with the outline planning permission and include:

    • 605 units
    • A mix of 2, 3, 4 and 5 bedroom houses
    • Terraced, semi-detached and detached designs
    • Potential mix of two-storey, 2.5-storey (with rooms in the roof) and three-storey properties.
