    Taylor Wimpey is currently in the process of preparing Reserved Matters planning proposals for Phase 3 of a new residential development on the grounds of former arable land in South East Leighton Buzzard. 

    The homes represent the third and final phase of Clipstone Park. To date, approximately 350 new homes have been delivered and are now occupied.

    We would have hoped to host a physical consultation event to share our plans for Clipstone Park Phase 3, but, due to the pandemic, we have opted to switch to an online consultation, where local residents can safely view our proposals and provide their feedback.

    The deadline for submitting your feedback is midnight on Sunday 9th May. We will then review all of the comments we receive, which will help us to fine tune our planning application, before we submit it to Central Bedfordshire Council. You will then have a further opportunity to comment on the application, via the council’s website once it has been registered by the authority.

    About the Site

    The site originally comprised multiple arable fields.

    The site is located 1.2 miles east of the historic town centre of Leighton Buzzard. A vibrant Bedfordshire commuter town, Leighton Buzzard offers a mix of independent stores and boutiques, coffee shops, restaurants, pubs and bars to it’s 40,000 residents.

    Outline permission for 1,210 homes was granted by Central Bedfordshire Council in 2015 for the wider development of Clipstone Park, covering an area of approximately 113 Hectares (37 Hectares of residential development).

    Clipstone Park is ideally located for residents commuting by both road and rail, with great connectivity to London by the M1 (11 miles) via the A5 and Leighton Buzzard’s railway station (2 miles), providing direct services to London Euston. Multiple bus routes also provide great access to Milton Keynes, Aylesbury, Dunstable and Luton.

    The site location also boasts strong education provision, with Cedars Upper school, Vandyke Upper School, Gilbert Inglefield Academy, Beaudesert Lower School and Leedon Lower School all being located within a short distance from Clipstone Park.

    ● 390 new homes.

    ● 343 of the 390 homes will be available for private sale.

    ● 47 of the 390 homes will be classed as affordable housing, which completes overall provision of affordable housing across the site.

    ● Taylor Wimpey will build 195 homes.

    ● Barratt David Wilson will build 195 homes.

    ● Affordable housing will be a split of shared equity to purchase, and those available to rent from a housing association.

    ● The site will offer a mix of two, three, four and five bedroom houses with a variety of terraced, semi-detached and detached house types as well as a potential mix of two, two-and-a-half and three-storey homes.

    ● Car parking spaces for residents will be provided in accordance with Central Bedfordshire Council’s parking standards.

    ● An Eastern Link Road for increased access to the site is being provided as part of development.

    ● Phase 3 of Clipstone Park will be accessed from the north via the Eastern Link Road, which joins Vandyke Road. From the south, access will be via existing Phases 1 and 2.

    ● As part of the outline planning application, the wider development of Clipstone Park will provide public open space and structured landscaping as well as sports pitches and allotments.

    ● The family focused market has been reflected in our indicative scheme by offering a mix of housetypes in keeping with the market town characteristics of Leighton Buzzard. Housetype elevations will be inspired by existing housing in Leighton Buzzard and previous phases in Clipstone Park.

    ● Retention of boundary hedgerows and trees, complemented with extensive new planting.
