    Land off Taylor’s Road

    We have received planning permission for a new development of 32 high-quality homes on land off Taylor’s Road in Stotfold, Bedfordshire.

    More than 30% (12 homes) of the new homes will be provided as affordable housing and will be administered by a council-approved housing association for local people in housing need. 

    In order to allow local residents, key stakeholders and community groups to find out more about our emerging proposals, we held a public consultation event on Monday 25th January 2016.     The comments we received from local residents and stakeholders helped us to refine our emerging plans before we finalised and submitted a planning application to Central Bedfordshire Council on 9th May 2017.

    Planning permission for the development was granted by Central Bedfordshire Council on 13th September 2018.

    The development site is situated on land to the south of Taylor’s Road and to the east of Astwick Road. It lies directly adjacent to our existing Beauchamp Mill development and to the west of the upcoming development off Aspen Gardens which will be managed by our South Midlands office.

    The site off Taylor’s Road covers 0.6 hectares (1.5 acres) and was initially marketed for employment use. As no interest of note was received, we concluded that there was no longer a demand for employment land in this location. Our proposal therefore seeks to viably redevelop the site to provide much-needed market and affordable homes.

    Our plans for the development include the following key elements:

    • 32 high-quality new homes

    • A mix of property types and sizes to suit people in a range of circumstances

    • A provision of affordable housing in line with local authority planning policy

    • New vehicular access to be established off Aspen Gardens

    • The demolition of existing commercial units and decontamination of the site

    • An architectural approach that is aesthetically pleasing and compliments the existing character of Stotfold as well as the adjacent Beauchamp Mill development.
