    Land off Tingewick Road

    Outline planning permission has already been granted by Aylesbury Vale District Council for a new development on the Tingewick Road site.

    The outline permission is for a mixed-use development including 86 new homes, a riverside park and a commercial unit. We are seeking to bring forward plans for the residential development and riverside park only.

  • About the site

    The development site

    The proposed development site covers an area of approximately 7.7 acres and is currently occupied by two large industrial/factory units.

    It is located on the western fringes of the existing Buckingham settlement area, approximately 600m from the town centre.

    Bordering the site to the west is more industrial land at Tingewick Road Industrial Estate, while further industrial units and residential properties are situated across Tingewick Road to the south. Existing homes in Fishers Field are located to the east and the River Great Ouse runs alongside the northern boundary of the site, beyond a wooded area which will form the riverside park element of our proposed scheme.

    The site slopes gently downwards from the southern boundary to the northern boundary and the river, while bands of trees help to screen the site from Tingewick Road and from neighbouring properties in Fishers Field.

    Connections to Buckingham and surrounding areas are good, with a riverside footpath providing pedestrian access to the town centre and Tingewick Road connecting to the A421 bypass approximately 1km away for links to J13 of the M1 and J10 of the M40.

     

  • What's proposed

    Our proposals

    We are working in consultation with Aylesbury Vale District Council and the current owner of the application site to develop detailed proposals for our Tingewick Road scheme.

    The original outline planning permission for the site was for 93 new homes (including a large number of apartments), together with a riverside park and a commercial unit. Our proposed scheme is for a slightly reduced number of homes and the riverside park, with the land originally allocated for employment use to be retained by the current landowner.

    Key elements of our proposed scheme are as follows:

    • Approximately 86 new homes
    • A mix of 2, 3, 4 and 5-bedroom houses plus some 1 and 2-bedroom apartments
    • A proportion of affordable housing, dependent on viability and further discussions with Aylesbury Vale District Council
    • Access from Tingewick Road
    • A new riverside park at the north of the site, alongside the River Great Ouse
    • Access to the existing riverside path to Buckingham town centre

    Further details about our emerging proposals will be provided during a forthcoming public consultation. We will take on board all comments received during the consultation to help us develop and finalise our proposals before we submit our final planning application.
