Newport Road - Wavendon - Milton Keynes - Buckinghamshire

Taylor Wimpey together with our Consortium partner Gallagher Estates Ltd are bringing forward outline proposals for a sustainable new community of approximately 1,200 homes and associated facilities to the north of Wavendon village.

    Milton Keynes Council issued the outline planning permission for the development on the 2nd April 2015.

    Further detailed design work is now being progressed which will be submitted to Milton Keynes Council in the coming months.

    About the site

    The proposed development site is located to the south east of Milton Keynes and to the north of Wavendon village. It covers an area of approximately 65.66 hectares which is currently predominantly in agricultural use.

    Situated immediately south of the A421, the site is extremely well located with excellent connections to nearby employment and retail centres and with easy access to Central Milton Keynes and Junction 13 of the M1.

    The site is bounded to the south by Lower End Road and by Wavendon Golf Course to the east. Newport Road, providing access from the A421 to Wavendon village crosses the site at its western end. The boundaries mainly comprise established hedgerows and planting which together with a woodland wedge running through the site create a strong landscape setting for the proposed development.

    The site has been identified for development for a number of years but has only recently been formally allocated for development by Milton Keynes Council as part of a Strategic Land Allocation of 2,900 homes with associated infrastructure and community facilities.

    Milton Keynes Council have also recently adopted a Development Framework Plan for the whole of the Strategic Land Allocation which sets out the broad location of the various land uses.

    The outline planning application for the proposed development conforms with the Council's Development Framework Plan and comprises the following key elements:

    • Up to 1,187 new homesWavendon Framework Plan
    • A mix of 2, 3, 4 and 5 bedroom properties
    • 30% affordable housing
    • Primary vehicular access from the A421
    • Secondary vehicular access from Newport Road
    • New pedestrian and cycle links
    • Primary School
    • Site for a Secondary School
    • Neighbourhood Centre including local retail and health uses
    • Community Centre
    • Multi-functional Green Spaces including playing fields, play areas, allotments and a community woodland
    • Sustainable Drainage System (SuDS) to manage surface water run-off within the site
