    We are preparing a full planning application for 113 new homes at Newton Leys, a new community which lies to the south of Bletchley.
    The homes, which are on a parcel of land known as Phase 7B, will form a natural extension to Spring Walk Phase 7A, completing Phase 7 as a whole.

    We had anticipated hosting a physical consultation event, but, due to the pandemic, we have opted to switch to an online consultation, where residents can safely view our proposals and provide their feedback.

    You can view our proposals on this website between Monday 12th and Sunday 25th October. You can also provide us with your feedback on our plans, by filling in our electronic form – simply press the 'Have your say' button towards the top of the page, which will take you to the form.

    The deadline for submitting your feedback is midnight on Sunday 25th October. We will then review all of the comments we receive, which will help us to fine tune our planning application, before we submit it to Milton Keynes Council. You will then have a further opportunity to comment on the application, via the council’s website, once it has been registered by the authority.

    We originally received planning permission to build 1,650 new homes at Newton Leys, with the final phases covered by the permission due to be completed in 2024.

    Due to the overwhelming popularity of the community, we are now seeking full planning permission for the additional 113 homes on a parcel of land known as Phase 7B.

    Phase 7B lies to the west of Phase 7A, which is known as Spring Walk, and is within the original land designated for development. 

    Phase 7B will form a natural extension to Spring Walk and complete Phase 7 as a whole.

    • 113 new homes within the original land designated for development in Newton Leys
    • 78 of the 113 homes will be available for private sale
    • 35 of the 113 homes will be classed as affordable housing
    • Affordable housing will be a split of shared equity to purchase, and those available to rent from a housing association
    • A mix of 2-bedroom affordable apartments (9 in total) and 2, 3 and 4-bedroom houses
    • 271 car parking spaces for residents in the form of off road parking bays, private driveways and in garages. Parking for apartments will be in designated off-street parking bays
    • Visitor car parking space in line with the Council's adopted parking policy
    • Vehicle and pedestrian access will be taken from Spring Walk Phase 7A
    • An area of public open space in the north-western tip of the site
    • Proposed architecture will be inspired by the existing Spring Walk homes, and wider Newton Leys vernacular 
    • Retention of boundary hedgerows and trees, complemented with new planting

    Community benefits

    As Phase 7B will be a separate planning application from the initial 1,650 homes we are constructing at Newton Leys, we will contribute additional funding for community services, via a Section 106 agreement.

    This will be agreed with the planning authority, Milton Keynes Council, but could involve financial contributions to local healthcare services and education provision in the area.
