    Introduction

    Taylor Wimpey is preparing a planning application for the development of new homes at Heathfield Farm, Dean Row Road, Wilmslow.  This will consist of 2-5 bedroom homes. 

    The site is proposed to be allocated for housing in the Council’s Local Plan which the Council intends to adopt at the end of July.  The Inspector’s Report into the Local Plan notes that the site is well contained and is located in a sustainable and accessible location.

    Public Exhibition

    As part of our commitment to community engagement, we have undertaken a public consultation to ensure that the views of local residents and stakeholders are taken on board ahead of the submission of the proposed planning application.  As part of this consultation, a public exhibition has been held to allow members of the public to view our draft planning application proposals, speak with members of the development team and provide feedback.

    The exhibition took take place on Monday 17 July at Dean Row Village Hall.  A copy of the exhibition boards can be viewed here.

    Heathfield Farm

    The allocated land at Heathfield Farm measures approximately 5.9 hectares and is located on the eastern edge of Wilmslow between Dean Row Road and Brown’s Lane.

    The site is proposed to be allocated for housing in the Council’s Local Plan (extract of Local Plan below) which the Council intends to adopt at the end of the month.  The Inspector’s Report into the Local Plan notes that the site is well contained and is located in a sustainable and accessible location.

  • What's proposed

    What's proposed

    We are proposing to develop a high quality residential development which respects the site’s location on the edge of Wilmslow and seeks to create an attractive transition from the countryside to the town.  We envisage that up to 170 dwellings could be accommodated on the site, alongside areas of landscaping and new public open space.

    Dwellings will typically comprise two storey dwellings, and the design and materials will be reflective of the local character of Wilmslow.

    What will our development bring to the area?

    We are proposing a residential development of up to 170 new homes in Wilmslow.  The development will include a range of property styles and sizes and up to 30% are proposed to be affordable homes.  New development can bring a number of economic benefits to the local area and we have estimated these using UK-wide statistical data.

    Building the homes

    39 temporary construction jobs per year of build

    59 jobs could be supported in the supply chain per year of build

    £5.3m expected additional Gross Value Added (GVA) per year from direct and indirect jobs

    Once people move in

    £935,000 - total anticipated spend on goods and services by people as they move into the new houses, to make them feel like home

    £508,000 - total spend by residents of the new development per year

    Additional local authority income

    £267,000 - estimated additional Council Tax per year based on the proposed number of new homes

    £1.1m - New Homes Bonus Payments.  A grant paid, over four years, by central government to local councils for increasing the amount of homes in their area

    Public Exhibition

    Consultation Update

    Following on from our public exhibition in July we have been finalising our planning application proposals, responding to your comments and comments received from Cheshire East Council. 

    Our revised proposal will deliver around 170 new high quality homes, inclusive of up to 30% affordable housing to meet local needs. 

    As part our commitment to community engagement we have taken on board your comments and prepared this indicative masterplan which, subject to some final amendments prior to submission, will form the basis of our planning application.
