Our proposal is for a new residential development of up to 70 homes on land at Colway Lane and Grovelands, in Chudleigh.

    Land at Colway Road and Grovelands

    The site is located approximately 10.5 miles south of Exeter and 7.2 miles north of Newton Abbot. It benefits from good access to the regional road network, being located next to the A38 which meets the M5 to the north at Exminster, connecting the site to Exeter and Bristol as well as the wider national road network. 

    Nearby is also the A380, which provides a connection to the south to Newton Abbot and Torbay. 

    Chudleigh itself is a small town in Central Devon and lies between Newton Abbot and Exeter in the Teign Valley. The town has been bypassed by the A38 road since 1972.

    About the site

    The site is located on the north-eastern development edge of Chudleigh, and covers a total area of 6.89 acres currently in agricultural use.  The site is comprised of two green fields on either side of Exeter Road. It is bounded on the north by open fields; with residential developments adjoining the southern and western edge of the site.  In between the two parts of the site, there is a small existing residential development. Playing fields are located to the East of the site. 

    The site lies within 5-10 minutes walk from most local amenities, such as the Co-op supermarket, the primary school, the library, post office as well as leisure facilities (sports centre outdoor swimming pool/ cricket field/ football pitches, allotments and a Petanque club).

    The vision for the site is to create a well-designed, sustainable residential development that builds on the strengths of the existing area and compliments the unique character and relationship with its surroundings. 

    The image below shows a masterplan for our development. It is intended as a general guide to show you how the properties, open spaces and internal roads will be arranged.

    Key elements of the proposed development are as follows:

    • 65 new homes plus 4 self-build plots and a barn conversion
    • 1, 2, 3, and 4 bedroom properties
    • 30% affordable housing
    • Homes have been designed to meet the requirements of a diverse range of residents’ needs
    • Vehicle access from Exeter Road
    • Material treatment for these dwellings will reflect the surrounding area whilst introducing modern and contemporary living environments for the inhabitants.
    • Sustainable Drainage Systems (SuDS) to manage surface water run-off within the site and ensure the development does not increase the risk of flooding elsewhere
    • The majority of healthy trees and hedgerow to be retained and enhanced with new planning and landscaping to create a high-quality landscaped environment
    • Opportunities have been taken to conserve and enrich the landscape character and visual amenity of the site.
    • Ecological mitigation will result in net biodiversity gain delivered through the proposed development
