    This site was granted Outline Planning Permission in 2015 as part of a wider scheme around the Monkerton growth area. This land formed part of Devon County Council’s estate until Taylor Wimpey took ownership of the site.

    The proposed development site comprises two fields amounting to 18.5 acres, bisected by a Pilton Lane - a public highway running through the site, which will be maintained during construction

    As part of the development proposals a new access to the northern field will be formed along Cumberland Way south of the Pinhoe Road junction. The southern field will be accessed from the existing roundabout at the Tithebarn roundabout.

  • What's proposed

    Our proposals

    • The development will comprise a range of housing, from 1 bedroom flats to 2, 3 and 4 bedroom homes.
    • 35% of the houses on site will be for affordable provision through a Registered Provider.
    • The houses will be sensitively designed to ensure that they fit in to their surroundings and provide quality space for new residents.
    • New on-site public open space will be included, as well as a equipped children’s play area.
    • As part of the scheme, 1.18 hectares of parkland will be gifted to the Monkerton Ridge Park project.
    • All homes will be connected into the new Monkerton District Heating System, where heating is provided via communal heating systems. This ensures lower carbon emissions in order to heat the homes.

    Community benefits

    Should the development planning application be approved and construction begin, the scheme will pay a contribution of c. £1,650,000 towards Exeter City Council’s Community Infrastructure Levy toward local services. 

    In addition to this, the development will contribute towards bus services in the area of approximately £330,000, as well as a c.£125,000 Travel Plan contribution to promote sustainable forms of travel.
