    Land at Attwells Farm

    Taylor Wimpey and its partner developer Summerfield Developments are proposing a new residential development on land at Attwells Farm, on the north-western fringes of Exeter.

    Initial studies have shown that there could be capacity for up to 300 homes on the site, together with public open space and associated infrastructure.

    At the appropriate time, and before any planning application is submitted, we will undertake public consultation to give local people the opportunity to find out more about our emerging scheme and provide their feedback. Details of the consultation will be published on this website in due course.

  • About the site

    The development site

    The site covers an area of approximately 84 acres and is greenfield land which is currently in agricultural use. However, much of the site will remain undeveloped, and will include significant areas of open space and ecological areas. 

    The site is on the north-western edge of the Exeter urban area, with existing residential areas located to the south and the east.

    Exwick Lane runs along part of the site’s southern boundary, while Rowthorne Road and farm buildings at Attwells Farm border the site to the west.

    Residential streets are located to the immediate east of the site, including Kinnerton Way, where the main vehicle access to our proposed development is likely to be located.

    Open countryside and woodland are situated to the north of the site.

    A number of mature trees are located along the site’s boundaries. The west and part of the southern boundaries are bordered by hedgerows.

    Our proposals

    We are currently carrying out a number technical studies of the site and developing an initial masterplan for our proposed development.

    This will take into account a range of issues determining how the proposed scheme will relate and respond to the characteristics of the site and its surroundings, including:

    • Vehicle access and traffic impact
    • Views to and from the site
    • Impact on neighbours
    • Flood risk and drainage
    • Wildlife and ecology
    • Pedestrian and cycle links
    • Accessibility to local facilities


    When we undertake public consultation on our planning proposals, we will take on board the comments received before finalising our plans for the site.
