Taylor Wimpey has submitted a Full Planning Application for up to 94 homes on land off Totnes Road, Collaton St Mary. The proposed development includes a variety of two, three and four beds homes, a play area and public open space. 30% of the homes will be for affordable provision.

    The site comprises a triangular parcel of agricultural land immediately west of the village of Collaton St Mary measuring 4.54ha, which forms part of the wider parcel of land within the same site ownership. The village of Collaton St Mary and town of Paignton are two separate settlements, albeit they are connected by linear development along the A385 Totnes Road.

    The site is located within the Torbay Local Plan 2015 Policy SS2.2 ‘Future Growth Area for Housing and Related Development’ and the adopted Collaton St Mary Supplementary Planning Document.

    The proposed development will provide a mix of high quality housing to reflect the character of the town and respond to local housing need.

    The site comprises a triangular parcel of agricultural land immediately west of the village of Collaton St Mary. The site is located within the Torbay Local Plan 2015 Policy SS2.2 ‘Future Growth Area for Housing and Related Development’ and the adopted Collaton St Mary Supplementary Planning Document.

    Taylor Wimpey have a long history with the site. We previously submitted an application seeking Full planning permission for the development of 94 residential dwellings and a local centre building comprising Use Class A1 floor space of 460m2 for the entire field. This was refused in December 2012.

    Following the above refusal, Taylor Wimpey submitted an Outline application with a reduced housing figure of 175 dwellings and associated development including the provision of open space, landscaping, ponds and other associated development, in May 2013. This was refused by Torbay Council in August 2013. An appeal was lodged against the refused outline application in February 2014. However, this appeal submission was withdrawn in August 2014.

    • The development will comprise a range of housing, including 2, 3 and 4 bedroom homes.

    • 30% of the houses on site will be for affordable provision through a Registered Provider.

    • The houses will be sensitively designed to ensure that they fit in to their surroundings and provide quality space for new residents.

    • New on-site public open space will be included, as well as a equipped children’s play area.

    • The proposals include a minimum of 2 car parking spaces for each dwelling and cycle parking can be incorporated within the rear gardens of the properties.

    • New Public Open Space and sustainable drainage systems.
