    About the site

    The proposed new homes will be set in a semi-rural location on the outskirts of the historic port town of Topsham to the south-east of Exeter in Devon.

    Topsham is well connected to Exeter by both rail, bus and cycle link, as well as being close to Junction 30 of the M5. The rail link provides regular services to Exeter Central and Exmouth.

    155 new homes in total comprises of 101 private homes and 54 affordable homes together with two areas of open space – one including an equipped play area and the other ‘SuDs’ features including a pond (designed to accommodate surplus water during heavy rainfall periods).

    The proposed Care Home site will be the subject of further discussion with the Planning Authority.

    Community benefits

    The development will provide:

    • A Community Infrastructure Levy payment of circa £1.5million will be made to the Local Authority to spend on their published local infrastructure projects including education, health etc.
    • 54 affordable homes (35%) with the tenure split 70/30 between social rented and shared ownership
    • Highway improvement works including creating two new access points along Clyst Road with a view to the ‘old’ section of Clyst Road being used as a footway/cyclepath (plus retention of existing residential access) plus the creation of a new footway along Clyst Road to provide a pedestrian link to Topsham
    • 10% of the residential area will be public open space including an equipped play area
