    Land off Knighton Lane

    The Hybrid planning application has been submitted for approval to BCP – we are currently making steps to prepare our Reserved Matters in anticipation of a favourable decision. The councils Local Plan allocated the land for development as a ‘Strategic Urban Extension’ under policies PP10 and UE2. The plan shows the site boundary.

    Our proposed scheme will include up to 695 dwellings including affordable housing, employment land, a local centre, a large SANG (Suitable Alternative Natural Greenspace) adjacent to the site, play space for children plus pedestrian and cycle links.

    We are hoping to submit our Reserved Matters planning application in Summer 2021.

  • About the site

    About the site

    The proposed development site was allocated for housing and employment uses in the Poole Local Plan (2018) before the merger to BCP (Bournemouth, Christchurch and Poole). This allocation establishes the principle of residential and commercial development on the land.

    The site measures approximately 79.5 acres. The site is bounded by existing residential properties to the south, the Stour Valley Way run to the east with the future SANG link found to the west of the site.

    There are a range of facilities including shops, places to eat, schools, and health and leisure facilities within the local area.

    Site Considerations

    Before we start designing a new scheme, we complete an assessment of the site and the surrounding area as they are at the moment.  We record those features we will need to take these into account in our design.

    Access and Movement

    The main thoroughfare to the site comes for Magna Road with the principle access being taken from Knighton Lane, which will be widened, with a revised signalised crossroad junction layout from Magna Road. This principle access will provide an attractive entrance to not only the new development but also the newly created SANG. There will be a secondary vehicle, pedestrian and cycle access direct from Magna Road.

    Flooding and drainage

    The proposed development will incorporate flow-controlled discharge into the River Stour in combination with ground infiltration to Sustainable Drainage Systems (SuDS) in the form of attenuation ponds and storage areas to ensure that the development is not at risk of flooding and surface water can be managed. 

    Environment

    We have undertaken surveys to asses the current uses and ecology on site, which will shape the planning process and allow us to create a design that complements the existing environment. This has led to the creation of a large (SANG) Suitable alternative Natural Greenspace to provide recreation and leisure opportunities for both existing and future residents. There are also opportunities throughout the site to provide additional planting, landscape and ecological enhancement and wildlife benefits.

    About our proposals for Canford Village

    Our proposals will deliver high quality new homes that will make a valuable contribution towards (BCP) – Bournemouth, Christchurch and Poole’s housing needs.

    The development will include:

    • Up to 695 new homes including affordable homes.
    • Employment land for a variety of use classes as well as a community centre.
    • Provision of play facilities.
    • A range of housing options including 2, 3 and 4 bedroom homes.
    • (SANG) Suitable Alternative Natural Greenspace for recreation and playing, including attractive walking routes and access to the Stour Valley Way.
    • Vehicle access from Magna Road/Knighton Lane with pedestrian and cycle routes within the site connecting to the surrounding area.
    • Sensitively designed homes in the context of the character of the local area and surrounding properties.
