    Proposed new homes at Bearpark, Durham

    Taylor Wimpey Northeast are in the process of developing proposals for a new housing development off Colliery Road in Bearpark, Durham.
    Our vision for the site is to deliver a high quality residential development which harnesses the rich history and landscape assets of the area whilst being sympathetic to the existing built and natural environment.
    The development would introduce a much needed diverse mix of modern, 2 storey family housing and create a sustainable mixed community.
    We are in early stages of discussions with Durham Council and will be holding a public consultation event to gain opinion and feedback from the local community.
    We hope to be in a position to submit a planning application in December 2017.

    About the proposed development site

    The proposed development site extends to approximately 6.4 Hectares and is located within the village of Bearpark to the south of Colliery Road. Most of the site is used for agriculture and historically included an area of terraced housing. In the north east corner of the site is an area of hard-standing and buildings associated with an existing business.
    There is an existing house which was a former chapel served from Colliery Road which the proposed development abuts on three side.
    An existing footpath and Bearpark Primary School are adjacent the Eastern boundary.
    The southern and western boundaries are enclosed by fence-lines of existing rear gardens.
    The site slopes significantly from South to North which is proving challenging for development.
    There are a number of services crossing the site including overhead electric cables.

    Along with a team of expert consultants we have investigated the constraints and opportunities of this site in order to develop an initial concept and draft proposal. During this process we held initial talks with Durham Council which fed into this draft layout design.
    The most challenging aspect of this site so far has proved to be the topography or specifically the steepness of the slope on the site from South to North. This has fundamentally dictated the internal road pattern.
    These draft proposals indicate a housing development of 170 two storey homes, 20% of which are affordable homes.
    Following advice from Durham Council we have indicated a link thriugh the site between Hilltop Road and Colliery Road.
    We have propsoed a sustainable drainage basin at the low part of the site adjacent to Colliery Road in an area of landscaped open space. We have been careful to front new homes out onto Colliery Road and the existing footpath adjacent the eastern boundary.
    The style of the new homes will be propsoed to be sympathetic to existing development in Bearpark and to use similar modern materials.
