Taylor Wimpey UK Ltd, Northumbrian Land and Persimmon Homes have submitted an Outline Planning Application for up to 370 dwellings, public open space, landscaping and land reserved for a Primary School on the land at Berrymead Farm, Beaumont Hill, Darlington.

  • Current Proposals

    Taylor Wimpey UK Ltd, Northumbrian Land and Persimmon Homes have submitted an Outline Planning Application, with all detailed matters reserved apart from access, for residential development and associated uses on the land off Beaumont Hill and Burtree Lane in Darlington.

    The current development proposals are based on the following principles:

    • Up to 370 Detached, Semi-detached and Terraced houses of a range of 2, 3 and 4 bedroomed house types
    • Public Open Space and land reserved for a School
    • Landscaping and SUDS Ponds
    • Roundabout access from Beaumont Hill (A167) and Burtree Lane
    • Off-site Highway improvements

    A Public Consultation event was be held at:

    Whessoe Parish Hall, A167, Darlington between 3:30pm and 7:30pm on Thursday 21st May 2015

    Representatives from Taylor Wimpey, Northumbrian Land, Persimmon Homes and their consultants were in attendance to discuss the proposals.

  • About the Site

    Local Context

    The site lies to the north of Darlington off Burtee Lane and the A167, which provides a direct route to the A1(M). The land is currently in agricultural use and is bound by hedging/fencing.

    Planning Status

    The application site is located outside, but adjacent to the defined developments limits, and is not subject to any land use designations in the Borough of Darlington Local Plan (1997).

    The Council consulted on the Making & Growing Place DPD Preferred Options in summer 2013. Part of the application site was identified through draft policy Ha2 (Land North of White Horse Pub) as an allocation for 80 units.

    A further consultation was undertaken in Summer 2014 on the Revised Preferred Options which sought to increase number of allocations following comments made during the previous rounds of consultation. The application site was presented in this document as one of two larger scale options in this area of the town. Option B is outlined as follows:

    “Option B – allocate an enlarged area of land to the north of White Horse Pub/Hotel, on part of the larger area known as Berrymead Farm, capable of accommodating about 370 new homes and a new primary school and nursery”.

    The Council have yet to reach a decision on which option they intend to take forward as an allocation in the emerging Making & Growing Places DPD.  

    It is considered that the application site is one of the most suitable and sustainable options for future residential development in this part of Darlington and its release will assist the Council in meeting its market and affordable housing requirement in a sustainable manner. The release of the site for development now will assist in meeting the Council's obligations to create and maintain a 5 year supply of deliverable housing sites.

    • Land to be reserved for the expansion of Whessoe Parish Hall 
    • Roundabout access from Beaumont Hill (A167) and Burtree Lane
    • Off-site Highway improvements

    We always try to keep local communities informed as we prepare and then make our planning applications and we welcome any comments you may have at this stage.

    A Public Consultation Event was held at Whessoe Parish Hall, A167, Darlington between 3:30pm and 7:30pm on Thursday 21st May 2015. Representatives of Taylor Wimpey, Northumbrian Land, Persimmon Homes and their consultants were in attendance.

    Feedback from this consultation was taken into consideration in shaping our final planning application to Darlington Borough Council.

  • News & Updates

    November 2015: The Outline Planning Application is still under review by the Darlington Borough Council. Once this plan has been inspected we shall go to planning committee. This is expected to be early in 2016.

    August 2015: Outline Planning Application has been submitted to Darlington Borough Council for 370 units.

    June 2015: Consultation is now closed
