    New homes coming to Cribbs Causeway

    We are preparing our first Reserved Matters application for a phase of residential development of up to 244 homes on land north of Cribbs CausewayBristol.

     

    The development, which is accessed from the A4018 along the south-eastern site boundary, gives us an opportunity to deliver a mixed development of homes with parking and public open space.

     

    The Reserved Matters application will be the first residential phase of two by Taylor Wimpey for a development has outline planning approval for up to 1,000 dwellings which was granted in January 2021.

     

    The remaining 756homes will be sought for planning consent at a later date by both Taylor Wimpey and another major house builder.

     

    The outline planning application also includes proposals for a care home, a mixed use local centre and a primary school which will be developed in the future by other parties.

    Berwick Green

    The proposed development site is located on the edge of North Bristol with great transport links into Bristol’s city centre located approximately six miles from the site.

    The parcel of land is bounded in the northwest by the M5motorway, Berwick Drive and Haw Wood to the southwest and the southeast by

    the A4018 (Cribbs Causeway).

    Whats proposed at Cribbs Causeway

    We are currently preparing a layout for submission for our first residential phase which will be shaped by discussions with the planning authority.

     

    Key elements of the proposed development will be as follows:

    • The scheme has been designed to work within the constraints and opportunities of the site to create a sustainable development

    • Up to 244 new high-quality homes

    • A mix of property types and sizes, including apartments and detached houses

    • Provision of affordable housing

    • Vehicle and pedestrian access points into the A4018

    • Car parking will be provided for residents and visitors, in line with Local Authority policy requirements and standards

    • Proposed pedestrian/cycle routes throughout the developmentin order to encourage and facilitate walking and cycling for local journeys

    • Additional secondary and tertiary roads to provide access to outer edges of development

  • Community

    How we are contributing to the community

    We believe our proposals will carry wider benefits to the community beyond the provision of new homes. These benefits will include a number of financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities. 

     

    These will be in the form of a Section 106 Agreement and Community Infrastructure Levy (CIL). Further details of these contributions will be released once finalised with the council.
