    Welcome

    Taylor Wimpey is preparing a planning application for the development of new homes at Smithy Bridge Road, Littleborough.  The development will consist of three and four bedroom homes and associated infrastructure including public open space and landscaping. Vehicular access will be taken primarily from Smithy Bridge Road with a further access to be provided on Brooklyn Avenue.

    The site is supported by a draft housing allocation in the Greater Manchester Spatial Framework (GMSF), which was published for consultation in October 2016. The next draft of the GMSF is expected to be published for consultation this summer.

    About the Site

    The land at Smithy Bridge Road measures approximately 14.2 hectares (35 acres) and is located to the north east of Rochdale town centre, to the east of Smallbridge and to the south of Littleborough.

    Draft Greater Manchester Spatial Framework (GMSF)

    The site is proposed to be allocated for housing in the draft Greater Manchester Spatial Framework (see extract below) which is due to be adopted in 2020.

    What's Proposed

    We are proposing to develop a high quality residential development which respects the site’s location on the edge of Littleborough. The proposals will seek to create an attractive transition from the countryside to the urban area whilst respecting the river valley. Our proposals are for up to 250 dwellings alongside areas of landscaping and new public open space.

    Homes will be up to 2.5 storeys in height, and the design and materials will be reflective of the local character of Littleborough.

    Community Benefits

    We are proposing a residential development of up to 250 new homes on land to the west of Smithy Bridge Road, Littleborough.  The development will include a range of property styles and sizes and it is anticipated that affordable housing will be provided subject to viability.  New development can bring a number of economic benefits to the local area and we have estimated these using UK-wide statistical data.

    Building the homes

    • 72 temporary construction jobs per year of build
    • 18 jobs could be supported in the supply chain per year of build
    • £5.2 million expected additional Gross Value Added (GVA) per year from direct and indirect jobs

    Once people move in

    • £1.3 million - total anticipated spend on goods and services by people as they move into the new houses, to make them feel like home
    • £4.4 million - total spend by residents of the new development per year on retail and leisure

    Additional local authority income

    • £400,000 - estimated additional Council Tax per year based on the proposed number of new homes
    • £53,200 - New Homes Bonus Payments.  A grant paid, over four years, by central government to local councils for increasing the amount of homes in their area

    Public Exhibition

    As part of our commitment to community engagement, we have undertaken public consultation to ensure that the views of local residents and stakeholders are taken on board ahead of the submission of the proposed planning application.
