    Bramley Park, Brook Lane, Warsash

    We are currently preparing proposals for a new residential development on land to the east of Brook Lane in Warsash, Fareham - to be known as Bramley Park.

    Outline planning permission was granted on 17 May 2018.

    Under our proposals, we will provide up to 85 new homes – including one, two, three and four bedroom properties – with 40% to be affordable housing and 60% to be sold on the private market.

    We have submitted our reserved matters planning application and hope to have consent by summer 2021.

    About the site

    The site consists of a 2.69 hectares (6.65 acres) parcel of land off Brook Lane, just south of the junction with Barnes Lane.

    The site is located in the Western Wards area of Fareham Borough Council, and is within Warsash Ward.

    The site is relatively flat, falling from the north east corner towards the south west.

    The Taylor Wimpey development 'Strawberry Fields' is on the northern boundary.

    Formerly the site was used as a nursery and is now disused and heavily overgrown.

    There are overhead electric cables which will be put underground as part of our proposals.

    What's proposed?

    Outline planning permission was granted in May 2018, following a planning appeal.

    We have submitted a Reserved Matters planning application. This is the detail required following the grant of the 'principle of development', under the Outline planning permission.

    We are proposing 85 new homes, consisting of a mix of 1,2,3 and 4 bed homes.

    40% of the site will be affordable housing.

    A new access junction will be created in the middle of the site on the Brook Lane frontage.

    A balancing pond will form part of the front of the site, to the south of the access.

    New homes will front onto Brook Lane, on the northern section above the access.

    Open space will be created on an element of the northern boundary, where there are some good quality trees, with the remainder of the open space located on the eastern boundary.

    An access through the new development to access the land further south is a possible option.

    Following feedback received from the Public Consultation and Fareham Borough Council, we have made some amendments to our proposed layout, which can be seen below:

    Community Benefits

    As part of the development, we will be making the following contributions towards the local community:

    • Highways contributions of £254,000 towards improvements to the Brook Lane/Barnes Lane/Lockswood/A27 junctions
    • Education contributions circa £364,000
    • 40% (34) affordable homes - split 70% for Affordable Rent and 30% for Intermediate Homes (eg shared ownership or shared equity)
    • Open space contributions of £108,000 towards Greenaway Lane Play Area
    • On site open space provision circa 3,000sq m, plus maintenance contribution to the council circa £18,000
    • Solent Disturbance Mitigation Project Contribution of £48,000
    • Community Infrastructure Levy (CIL) contributions circa £460,000

    March 2019           We have submitted our reserved matters planning application and hope to have consent for up to 85 homes by summer 2021.

    December 2018    The draft layout has been agreed in principle with the planning officers at Fareham. We are now finalising the planning application and aim to submit in January 2019

    September 2018    We are having meetings with Fareham Borough Council to discuss the detailed proposals, and making revisions to our proposed layout

    July 2018               A public consultation exhibition was held on Friday 20 July at the Victory Hall, 27 Warsash Road, between 3pm and 7.30pm
