About the Application
The land forming the Phase 5 planning application has the benefit of an outline planning consent for employment use. Given the lack of demand and the oversupply of employment land within the area, it is proposed to seek consent for a change of use to residential development.
The employment land has been marketed for in excess of three years by our appointed joint agents who have considerable experience in commercial land matters. Indeed there is a substantial amount of existing stock and this together with other commercial land commitments means that supply significantly exceeds demand.
Our Agents marketing efforts have included local and national advertising, mailing, e-mailings and web based promotions. We have continued with these marketing initiatives, but so far without success in the current economic climate.
The proposals have been prepared in association with Winchester City Council and comprise 103 dwellings being a mix of 1-5 bedroom dwellings, 41 of which will be shared ownership/rented affordable properties.
The proposed scale, design of the dwellings together with external materials being considered will be similar to those completed properties within phases 1-2 and currently under construction within phases 3-4.
