As shown on the enclosed sketch site layout the development will comprise construction of 2.65ha of housing, which equates to approximately 90 dwellings (assumed 34 dwellings per hectare) and associated access from Canon Pyon Road. A network of secondary and tertiary streets will be created to ensure a legible and permeable neighbourhood. In addition to the new homes, the proposal includes a locally equipped area of play (LEAP), along with public open space giving a total site area of 3.68ha.
