Taylor Wimpey has submitted an outline planning application for approximately 230 new homes on land north and south of Grafton Lane, Hereford.

    Grafton Lane, Hereford

    Taylor Wimpey submitted an outline planning application in summer 2019, for approximately 300 new homes on land north and south of Grafton Lane, Hereford. 

    Over the past few months we have been working closely with officers at Herefordshire Council and having taken on board the views of officers, statutory consultees and local residents, and have decided to significantly revise our proposals, most notably by reducing the site area and the number of homes proposed.

    The revised planning application is for up to 230 homes, access from Ross Road, and includes open space, and other infrastructure. The revised application is currently with Herefordshire Council for their determination.

  • About the site

    Where we want to build

    The site is located to the south of Hereford and is bisected by Grafton Lane. To the north is a railway line and to the east Ross Road (A49).  The southern and western site boundaries largely consist of hedgerows, along with existing residential properties.

    Beyond the site boundaries, the site is surrounded by existing development, in the form of Hereford, to the north and arable land to the east, south and west. 

    Our proposed development site is 10.09 hectares in size and is located mainly to the north of Grafton Lane, with a smaller area to the south of Grafton Lane, as shown on the below aerial image.

  • What's proposed

    Our plans for Grafton Lane

    Our plans are for up to 230 much-needed new homes which will include a mixture of sizes and types, significant areas of publicly accessible open space and a new children's play area.

    There scheme will also include up to 35% affordable homes, which is in line with Herefordshire Council policy. 

    A new access road will be created from Ross Road, with Grafton Lane being pedestrianised running through the middle of the development. New cycle and pedestrian links will be created, and also a recreation route around the whole site. 

    Development would comprise roughly half of the site with the rest of the site being reserved for public open space, landscaping, and sustainable drainage features.

    Community benefits

    Our proposal for Grafton Lane is to create a high quality, contemporary residential development. We believe however, that our proposals will provide wider benefits to the community of Hereford beyond the provision of new homes.

    The new play area will provide local children with somewhere to enjoy themselves, while the open space will be available for everyone to enjoy.  We will plant trees around the site to ensure biodiversity and respect the privacy of people living on its borders. We will also fund a new signal-controlled junction onto Ross Road, in order to improve safety for all road users.

    The proposals will also include a number of financial contributions towards community infrastructure which will both mitigate against potential impacts of the development and provide benefits to the local residents. 

    These contributions will be secured by the local authority through a legal agreement signed by Taylor Wimpey and the Council.
