Taylor Wimpey is preparing new proposals for a residential development of approximately 400 homes at Barons Cross Camp, off Cholstrey Road, Leominster.

    Land at Barons Cross Camp

    We have an option to purchase the Barons Cross Camp site from the existing landowners, subject to planning permission being granted for our proposed residential development.

    We are currently in the process of creating a development masterplan for this site, which will include further details about how we think a residential development will work on this site.

    Once we have completed our initial masterplan, we will conduct a public consultation to give local people the opportunity to find out more about what we have planned and tell us what they think.

    The feedback we receive during this public consultation will help us to finalise our masterplan before we submit a planning application to Herefordshire Council.

  • About the site

    The development site

    The site which is being proposed for our new residential development comprises approximately 12 hectares of previously developed land which is currently used for grazing.

    It is already to subject to historic planning permission for 425 new homes, and we are intending to revisit the original planning permission in the preparation of a new application.

    Barons Cross Camp was originally built during the Second World War for use as a US military hospital. More recently the site was used as a turkey farm and since this closed in 1998, the majority of the buildings and structures on the land have been demolished.

    The proposed residential development site is located on the western edge of the Leominster settlement boundary. It is bordered by Cholstrey Road (B4529) and existing residential properties off Buckfield Road to the east and by existing housing off Monkland Road to the south. A former garage which is currently used for vehicle dismantling is situated at the south eastern corner of the site and agricultural land is located to the north and west.

    The site benefits from existing vehicle access off Cholstrey Road and Barons Cross Road provides access to Leominster town centre, which is approximately 1.3km away.

    In addition to the land which we are proposing for residential development at Barons Cross Camp, there is a second site beyond the camp which we have identified for surface water drainage infrastructure associated with the residential scheme. This covers an area of approximately 6.5 hectares and is located to the south-east of the residential site, south of Monkland Road and west of Newtown Lane.

    Our proposals

    We are currently working in consultation with Herefordshire Council to develop a new masterplan for the proposed Barons Cross Camp development, based on the masterplan which formed the basis of the historic planning permission for this site.

    Our masterplan will take into account a range of issues determining how the proposed scheme will relate and respond to the characteristics of the site and its surroundings, including:

    • Vehicle access and traffic impact
    • Views to and from the site
    • Impact on neighbours
    • Flood risk and drainage
    • Wildlife and ecology
    • Pedestrian and cycle links
    • Accessibility to local facilities

    Further details about how these issues are being dealt with will be provided during a forthcoming public consultation, along with more information about the proposed layout and design of our scheme.

    We will take on board all comments received during the consultation to help us develop a final masterplan, which will then form the basis of our new planning application for this site.
