We have submitted plans for a mixed use scheme in Woolmer Green Village on the site of Entech House.

    Overview

    We are working in partnership with the landowners to bring forward a mixed use scheme including retail, office space and new homes on the site of Entech House in Woolmer Green Village.

    Our proposed scheme seeks to create a high quality, sustainable development that can fulfil the local need for affordable and private market housing whilst respecting the character of the surrounding area.

    In the draft Local Plan the council has allocated an alternative green belt site in Woolmer Green for 150 new homes and allocated Entech House for employment uses.

    This site provides a real opportunity to deliver a mixed use scheme on a brownfield site, meeting housing need in Woolmer Green and creating jobs by providing the village with a number of shops and offices.

    We held a public consultation on the 8th March 2017 at Woolmer Green Hall and invited local residents to come and view the proposals, speak to the team and provide feedback.

    The feedback period for this consultation ended on Friday 17th March.

    The comments we received from local residents helped us to refine our plans before we submitted a planning application to Welwyn and Hatfield Borough Council, the determining authority, in April 2017.

    About the site

    The proposed development site is located off London Road to the north of Woolmer Green Village. To the south it is bordered by existing residential properties and the railway line lies to the west.

    It is currently comprised of industrial buildings. It has been made available by its current owners for residential and commercial development.

     

  • What's proposed

    Our proposals

    Our proposals include the following key elements:

    • 72 new homes, including 27 one and two bedroom apartments and 45 three and four bedroom houses
    • Commercial space including approximately 500 sq. m of retail and 600 sq. m of office space
    • Provision of new open space, including equipped play areas for children
    • New vehicle access; one to serve the new homes and a second entrance point for the shops and offices
    • High quality landscaping to provide clear boundaries between the new development and the existing and between the properties on the northern boundary and the open field.
