We are preparing a number of reserved matters applications for a development of up to 539 new homes at Castle Hill, Eastern Quarry, Ebbsfleet, after exchanging contracts to purchase parcels 4, 5 and 6 at the site from Land Securities.

    Taylor Wimpey at Castle Hill, Ebbsfleet

    We are developing detailed plans for a new development of up to 539 high-quality homes at Castle Hill, Eastern Quarry, Ebbsfleet, after exchanging contracts to purchase parcels 4, 5 and 6 at the site from Land Securities.

    Once complete, Castle Hill will comprise 1,500 homes set around new public open space, a neighbourhood centre, a two-form entry primary school and community facilities – and is one of three planned modern villages at the Eastern Quarry development in Ebbsfleet.

    Eastern Quarry has outline planning permission for 6,250 homes and the wider Ebbsfleet Garden City project is envisaged to deliver more than 15,000 new homes.

    Clarion Housing Group will also deliver a proportion of affordable homes at Castle Hill for local people in housing need.

    Land Securities has been granted planning permission for the primary school at Castle Hill, which will be called Cherry Orchard Primary Academy and operated by the Leigh Academies Trust. Construction is at an advanced stage with the school due to open to new students in September 2017.

    In order to allow local residents and key stakeholders the opportunity to find out more about our emerging proposals, we held a public exhibition at The Observatory on Thursday 21st July 2016 between 2pm and 8pm.

    Visitors were able to view our emerging proposals, speak to experts from our project team, ask questions and provide us with their feedback on the scheme. If you would like to view the exhibition boards displayed at the consultation event, please click here.

    Our public consultation period closed on Tuesday 9th August 2016. The comments we received from local residents will help us to refine our emerging plans. The first part of our proposals: 69 x 1 and 2 bedroom apartments on land known as 'the triangle' was approved by the Ebbsfleet Corporation on 21 September 2016.

    Detailed planning permission for a total of 207 dwellings is now in place and development has commenced. A detailed planning application for our remaining 332 dwellings will be submitted in August.

  • About the site

    The development site

    Our proposed site is situated to the eastern edge of the wider Eastern Quarry development, located to the south of both Castle Hill Road and existing phases by Persimmon Homes and Ward Homes at Castle Hill.

    Eastern Quarry lies between the A2 to the south and the River Thames to the north, and between Dartford to the west and Gravesend to the east.

    Immediately to the west is Bluewater Shopping Centre, while close to the north east lies Ebbsfleet International railway station.

    Ground re-profiling at Eastern Quarry has already taken place with sustainable drainage features established, including a lake to the south of the site.

    Our development is designed to work within the constraints and opportunities of the site and is a scheme that respects the area’s surroundings.

    Key elements of our development are as follows:

    • 539 high-quality new homes
    • A mix of property types and sizes to suit people in a variety of circumstances, including one, two, three and four-bedroom designs
    • Detached, semi-detached and terraced houses, plus stylish apartments
    • Access to the proposed development will be from permitted roads within Castle Hill via a new roundabout off Southfleet Road

    News and updates

    • August 2017 - Our final 332 dwellings ( 1 and 2 bedroom apartments, 2, 3 and 4 bedroom houses) will be submitted to the Ebbsfleet Development Corporation for determination.
    • Friday 19 May 2017 - 138 x 1 and 2 bedroom apartments, 2, 3 and 4 bedroom houses on land at the south-eastern lake edge (Parcel A, Phase 2) approved by the Ebbsfleet Development Corporation.
    • Friday 23rd September - 69 x 1 and 2 bedroom apartments on land known as 'the triangle' approved by the Ebbsfleet Development Corporation.
    • Thursday 21st July 2016 – Public exhibition held by Taylor Wimpey ahead of submitting a number of reserved matters applications for the site. Circle Housing Russet were also present at the exhibition.
    • April 2016 – Taylor Wimpey exchanges contracts to purchase parcels 4, 5 and 6 at Castle Hill, Eastern Quarry, Ebbsfleet, from Land Securities.
