    OVERVIEW

    Following allocation in the Wyre Local Plan Taylor Wimpey has submitted a planning application to Wyre Council for 88 new dwellings including affordable housing on land to the west of Cockerham Road, Garstang. This website provides further information to update local residents and shares our proposals for the development of the site.

    Taylor Wimpey are proposing to build 62 new homes and 26 new affordable homes to meet local needs.

    About the Site

    The Cockerham Road development would form a sustainable urban extension on the west side of the town of Garstang and offers an opportunity for a new place to be created.

    The principle of development of this land has previously been approved through the Local Plan process with Wyre Council allocating the site for residential development to help meet local need.

    The site provides the opportunity to deliver high quality housing to meet the needs of the local community and includes a significant proportion of affordable housing. The development will also bring benefits to the local community, including construction jobs, apprenticeships and increased economic activity in the area.

    The new development, located opposite Burlingham Residential Park, is ideal for accessing the nearby facilities in the town centre.

    What's proposed?

    • Taylor Wimpey propose to build 88 new homes on land west of Cockerham Road, Garstang.
    • The scheme retains many of the existing trees and hedgerows including the existing hedgerow along the boundary with Cockerham Road.
    • A comprehensive scheme of landscaping will see many more shrubs, trees and hedgerows added to the site including an area of wildflower planting as an integral part of the public open space.
    • The existing pond is retained and replanted to enhance its ecological value and also incorporated into the public open space.
    • A dedicated area of play as well as footway and cycleway links to the wider network of green infrastructure would be provided.
    • The site will be exclusively accessed from a new junction on Cockerham Road.

    Public Open Space

    Public open space and a dedicated area for play will be provided on site for both existing and new residents in Garstang to enjoy. The open space will link to the existing public right of way to provide connectivity to the wider rural landscape. 

    Pedestrian & Cycling Connectivity

    Pedestrian and cycling access will be provided throughout the site to ensure the wider community is accessible from all parts of the development. A new footpath would be created along Cockerham Road linking the development with the existing bus service on Croston Road and local facilities in Garstang town centre.
